Three Things Yorktown Homeowners Should Know
| Topic | What it means for your roof |
|---|---|
| 2025 codes | Applications filed on or after Dec. 31, 2025 are reviewed under the 2025 NYS Residential and Energy codes. |
| Online portal | Permit applications and documents are uploaded and tracked online; we handle the uploads. |
| Paying fees | Town fees are payable by check to the Town of Yorktown. Wire requests are a scam. |
On fees: the Town has warned residents about fake messages dressed up as staff emails. Real permit fees show up on the Town’s own paperwork, and you’ll always know the amount before we file.

Ranches, Split-Levels and Wooded Lots
Yorktown Heights has a wide mix of houses, and we see the same few roof shapes again and again: long, low ranch roofs, split-levels where one roof steps down into another, and capes with dormers. Each has its own weak spot. Ranches have long eaves where ice dams form, split-levels have roof-to-wall joints that are easy to flash badly, and dormers multiply the number of small valleys.
Big trees add to it. Needles and leaves collect in valleys and gutters and hold water against the shingles. On every replacement we tear off to the deck, line valleys and eaves with ice barrier, install new step and kick-out flashing at every wall, and balance attic ventilation so the deck stays dry.

Yorktown Heights Roofing FAQs
Where do Yorktown Heights roof permits come from?
Yorktown Heights is a hamlet of the Town of Yorktown. The Building Department is in Town Hall at 363 Underhill Avenue, open weekdays 7:30 a.m. to 3:30 p.m., phone 914-962-5722 ext. 233. Applications can be submitted and tracked through the Town’s online portal.
Which building code applies to my roof now?
The 2025 New York State codes. Yorktown switched over at the end of 2025, so a roof filed today is reviewed under the 2025 Residential Code and Energy Code, while older open permits stay under the 2020 editions.
What if the tear-off uncovers rotted rafters?
Replacing a few soft deck boards is routine and part of the job. If rafters or other framing turn out to be damaged, that touches structure, so we stop, show you photos, price the repair in writing and tell the Building Department before closing it up.
Is a small roof repair exempt from a permit?
Swapping a handful of blown-off shingles usually is. Replacing the roof is not. The Town Code draws the line at work that touches structure, egress or building systems, and we confirm with the department before we skip a filing.
What warranty comes with the roof?
Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
Is Guardian a GAF Certified roofing contractor?
Yes. Guardian Remodeling Corp is a GAF Certified™ Roofing Contractor (2026), GAF Contractor ID 1152256. That lets eligible homeowners get the GAF System Plus Limited Warranty on a qualifying GAF roof system. GAF sets the eligibility rules and coverage terms.
