Mahopac Homes: Septic, Setbacks and Town Hall Next Door

Mahopac is a hamlet in the Town of Carmel, and Town Hall, home of the Building Department, is right in Mahopac at 60 McAlpin Avenue (845-628-1500). Every Mahopac permit, from a deck to an addition, starts there.

Many Mahopac homes are on private septic systems, and that shapes how a project is planned. When an addition is on private septic, the Town refers it to the Putnam County Health Department for approval; inside a sewer district, the Town Engineer reviews it instead. New homes need a Board of Health stamp showing the bedroom count.

Lot size matters too. The Town’s setback chart for existing residential lots runs from 25 feet in front, 10 on the sides and 15 in the rear for lots up to a quarter acre, to 40, 25 and 40 feet for lots over an acre, and corner lots can differ. We check your survey against the chart before we draw anything.

Smaller items have their own rules: decks need a permit unless they’re under 12 inches high, and fences don’t need a permit but are limited to four feet in front yards and six feet on the sides and rear. Your Guardian project manager files our Putnam County Home Improvement License #52594 and coordinates licensed, insured subcontractors for the electrical and plumbing.

Mahopac Permit Questions

Does an addition on a Mahopac septic system need Health Department approval?

If the house is on private septic, yes. The Town of Carmel refers addition applications to the Putnam County Health Department. Homes in a sewer district go to the Town Engineer instead.

Do I need a permit for a deck in Mahopac?

Yes, unless the deck is less than 12 inches high at its highest point. The Town asks for a survey with the deck drawn to scale and deck details.

How close to the property line can I build in Mahopac?

It depends on lot size. The Town’s chart for existing residential lots ranges from 25/10/15 feet (front/side/rear) on lots up to a quarter acre to 40/25/40 feet on lots over an acre. Corner lots can differ.
