A Roof Is a System, Not Just Shingles
Winters here are hard on a roof. Snow sits on north-facing slopes, meltwater refreezes at the eaves, and wind-driven rain finds every weak flashing. Most of the leaks we see aren’t caused by the shingles at all. They come from flashing at chimneys and sidewalls, from valleys, from old pipe boots, or from ice dams that push water back up under the roof.
So we start with the whole system: the decking, the underlayment, the ice barrier at the eaves, the flashing, and how the attic breathes. A roof that is ventilated and insulated correctly sheds snow more evenly, has fewer ice dams and lasts longer than one that is simply re-shingled.
GAF Certified™ Roofing Contractor (2026). As a GAF Certified™ contractor, we can offer eligible homeowners the GAF System Plus Limited Warranty.

What a Guardian Roof Replacement Includes
- Full tear-off to the deck, with tarps and ground protection for landscaping, decks and driveways.
- Deck inspection and repair, replacing soft or delaminated sheathing so the new roof has a solid base.
- Ice barrier (ice & water shield) at the eaves, in valleys and around penetrations.
- Underlayment over the rest of the deck, and metal drip edge at the eaves and rakes.
- New flashing at chimneys, sidewalls, skylights and plumbing vents, not just caulk over the old.
- Ventilation, with balanced intake at the soffits and exhaust at the ridge or roof vents.
- Architectural asphalt shingles installed to the manufacturer’s instructions, with matching hip and ridge caps.
- Cleanup every day, plus a magnetic sweep for nails at the end of the job.
Re-roofing is done by experienced roofing crews, licensed and insured, that a Guardian project manager schedules and inspects.
10-year workmanship warranty. Every roof replacement we install is backed by Guardian’s 10-year workmanship warranty, in writing. (Our other remodeling work carries a one-year workmanship warranty.) Shingle and material warranties come from the manufacturer and are separate.
Roofing Brands We Install
We install a lot of Owens Corning shingles, along with GAF roofing systems, and our crews know both well, including each maker’s installation requirements. Here is what each one brings to a roof.
Shingle roofing systems by GAF
Guardian is a GAF Certified™ Roofing Contractor (2026). We install GAF architectural shingles together with the maker’s matching underlayment, starter and ridge products, so the roof goes on as one system.
- Architectural shingles in a range of colors
- Matching underlayment, starter strip and ridge caps
- Installed to GAF’s published instructions
Architectural shingles by Owens Corning
We install a lot of Owens Corning shingles, and our crews know the product line and its installation requirements well. It’s a common choice for homeowners who want a dimensional look with plenty of colors to choose from.
- Dimensional architectural shingles
- Matching starter, hip and ridge products
- Nailed, flashed and vented to Owens Corning’s published instructions
We’ll go over the product options and colors with you in your written estimate.
Roof Repairs We Handle
Active leaks
We trace the leak from the attic side as well as the roof. Water often enters well uphill of the stain on your ceiling.
Flashing failures
Re-flashing chimneys, walls and skylights with step and counter flashing, the most common fix we make.
Storm & wind damage
Replacing missing or creased shingles and checking the decking after a storm.
Ice dam damage
Repairing the damage, then addressing the cause: insulation, air sealing and ventilation.
Vents & pipe boots
Replacing cracked rubber boots and failed vent flashings before they rot the deck.
Attic ventilation
Adding or correcting soffit and ridge venting to cut down on heat, condensation and ice buildup.
Codes and Climate: What Matters on Local Roofs
Roofing in both counties falls under the Residential Code of New York State and the NY Energy Conservation Code. Westchester County is Climate Zone 4A and Putnam County is Zone 5A. A few code points shape almost every job:
- Ice barrier. Required where there is a history of ice forming at the eaves. It must extend from the eave edge to at least 24 inches inside the exterior wall line, so wide overhangs and low slopes may need more than one course.
- Layer limits. A roof recover isn’t allowed over an existing roof with two or more layers, and damaged or water-soaked roofing has to come off.
- Attic ventilation. Vented attics need a minimum net free vent area, typically 1/150 of the attic floor area, or 1/300 when intake and exhaust are balanced and other conditions are met.
- Local permits. Each town, village or city sets its own permit practice for re-roofing. We check before we schedule.
Older homes add their own questions. Some have more than one existing layer, plank sheathing with gaps, or old roofing materials that need testing. On pre-1974 buildings, New York requires an asbestos survey before roofing materials suspected of containing asbestos are disturbed.

Roofing FAQs
Should I repair my roof or replace it?
Leaks from one failed flashing, a few blown-off shingles or a cracked pipe boot are usually repairable. Widespread granule loss, curling or brittle shingles, soft decking in several places, or repeated leaks in different spots usually mean replacement is the better use of your money. We’ll show you photos of what we find either way.
Can new shingles go over my old roof?
Sometimes, but we rarely recommend it. The NY Residential Code doesn’t allow a roof recover over an existing roof that already has two or more layers. Even with only one layer, a tear-off lets us inspect and repair the decking, install ice barrier at the eaves and flash everything properly.
What is ice and water shield, and do I need it?
It is a self-adhering waterproof membrane installed under the shingles. The code requires an ice barrier wherever there is a history of ice forming along the eaves, which is the case across Westchester and Putnam. It runs from the eave edge to at least 24 inches inside the exterior wall line. We also add it in valleys and around penetrations.
Do I need a permit to replace my roof?
It depends on the municipality and the scope. Some building departments require a permit for any re-roof, and others treat in-kind replacement differently from structural work. We confirm the requirement with your building department before scheduling.
How long does a roof replacement take?
A typical single-family tear-off and replacement takes a few working days, depending on size, pitch, how much decking needs repair, and the weather. We only open as much roof as can be dried in the same day.
Will you work with my insurance company after storm damage?
We can document the damage with photos and a written scope for your claim. Your insurer decides what is covered.
Do you guarantee your roofing work?
Yes. Guardian roof replacements come with a 10-year workmanship warranty in writing, covering how the roof was installed. The shingle and material warranties come from the manufacturer. Our other remodeling work carries a one-year workmanship warranty.
Asphalt shingle, metal or slate: which roof is right for my house?
Asphalt architectural shingles are the most common choice here. They’re cost-effective, come in many colors and are easy to repair. Standing-seam metal is light, lasts a long time and sheds snow well, but it costs more upfront. Slate can last for generations, but it’s very heavy. The roof framing has to be checked for the load, and installation and repairs take specialized skills. We’re a GAF Certified contractor and install GAF shingle roofing systems. We also install standing-seam metal and slate roofs.
What happens if you find rotted wood or soft plywood during the tear-off?
It’s common, especially under old leaks, at the eaves and around chimneys and vents, and usually nobody can see it until the shingles come off. Shingles nailed into rotted or soft decking won’t hold properly, so damaged sheathing gets cut out and replaced with new plywood before anything goes back on. We’ll show you photos of what we find and explain it before the new roof is installed. If you have an active leak now, tell us when you call so we can look at it first.
Can you replace my gutters, downspouts or skylights at the same time?
Yes, and a tear-off is the best time to do it. With the old shingles gone, a skylight can be replaced or reflashed and tied into the new underlayment properly, instead of being patched around later. New gutters go on after the drip edge, so they’re sized and pitched to the new roof edge. Doing it all in one project means one schedule, one crew coordinating the details, and one cleanup. Tell us what you want included, and we’ll put it in your written estimate.
What does it mean that you're GAF Certified?
GAF Certified means GAF, the shingle manufacturer, has recognized Guardian as a certified installer of its roofing systems. We’re certified for 2026. That status lets us offer GAF’s System Plus warranty on a qualifying GAF roofing system, which comes from GAF in addition to our own coverage. Separately, Guardian puts a 10-year workmanship warranty in writing on roof replacements. We’ll explain which warranties apply to your roof when we give you your estimate.
Can I finance a roof replacement?
Yes. We offer financing through HFS Financial personal loans, so you don’t need to use your home equity, and checking your rate doesn’t affect your credit. HFS sets the rates and terms when you apply. You can find out more on our financing page. We also accept check, credit card, Zelle and cash. If you have a leak or an aging roof but have been putting off the cost, ask about financing when you schedule your free inspection and estimate.

Roofing Service Areas in Westchester County & Putnam County
We replace and repair roofs throughout Westchester County and Putnam County. Each municipality sets its own permit requirements, so we check with the local building department and file where a permit is required. In historic districts, such as parts of White Plains, Bedford and Katonah, a board may also need to approve a change in roofing material.
Winters in both counties bring ice dams, so every roof replacement we do includes ice barrier at the eaves. Local roofing pages:
