Kitchens, baths, basements, additions and whole-house renovations for Chappaqua and Millwood homeowners. Guardian has been remodeling homes across Westchester and Putnam since 1980, with one project manager supervising every licensed trade on your job.
What Shapes a Chappaqua Remodel
Chappaqua isn’t a municipality of its own. It is a hamlet of the Town of New Castle, together with Millwood, so permits, inspections and design review all run through New Castle Town Hall. That matters, because New Castle sends nearly every project that changes the outside of a house to its Architectural Review Board before a building permit can be issued.
The houses change from street to street. Pre-war colonials and farmhouses cluster near the train station and the hamlet center, 1950s and 1960s ranches and split-levels line the roads toward Millwood, and larger colonials and contemporaries from the 1980s onward sit on wooded lots. Ledge rock is close to the surface in much of town, and properties outside the sewer district rely on septic systems.
Sorting out which of those conditions apply to your lot, before design begins, is what keeps a Chappaqua schedule from stalling.
Inside the House
Kitchen remodeling
Opening a closed kitchen to the family room is the request we hear most here. Our Chappaqua kitchen remodeling page covers beams, ductwork and New Castle drawing requirements.
Bathroom remodeling
Primary suites, hall baths for growing kids and powder rooms off the foyer. On septic lots we check an added bathroom against the system before plumbing is designed. See bathroom remodeling.
Basement finishing
Playrooms, media rooms and offices built around low ducts and older block walls, with moisture handled first. See basement finishing in Chappaqua.
Full home remodeling
When the kitchen, the baths and the wiring are all due at once, one coordinated project beats five separate ones. See full home remodeling in Chappaqua.
Tile & flooring
Heated tile floors, wood-look porcelain, and refinished or replaced oak in older colonials. See tile installation and flooring.
Framing & interior painting
Wall removals, new openings and closet changes framed to code, then patched and painted so the change looks original. See framing and interior painting.
Water damage & demolition
After a burst pipe or a failed shower pan we dry out, document and rebuild. Before a remodel we demolish selectively and test older materials first. See water damage restoration and interior demolition.

Outside the House: Where New Castle's ARB Comes In
- Home additions & extensions. Rear family rooms, second-story additions and mudroom bump-outs. Plan for ARB review, a possible zoning variance and, on many lots, rock removal.
- Roofing. Tear-offs with ice barrier, new flashing and balanced ventilation, which matter on wooded lots that drop leaves and limbs all year.
- Siding & exterior painting. A change in siding material or color alters the look of the house, so we prepare samples and elevations for the ARB when required.
- Decks & masonry. Decks on sloping backyards, stone walls, steps and patios. Taller retaining walls may need an engineer’s design.
Exterior work is where the calendar matters most. We build the ARB meeting cycle into the schedule instead of discovering it after the drawings are done.
Chappaqua Remodeling Questions
Is Chappaqua a village with its own building department?
No. Chappaqua and Millwood are hamlets of the Town of New Castle, so the Town’s Building Division handles permits and inspections for both. Mailing addresses don’t always follow town lines, so we confirm the jurisdiction from the tax map before any drawings are started.
Does interior-only work go to the Architectural Review Board?
The ARB looks at what a house looks like from the outside. A kitchen or basement that changes nothing outside usually needs only building and trade permits. New windows, doors, window wells, siding or an addition bring the ARB into the schedule, so we ask the Building Division at the very start.
We're on septic. What does that change?
Adding a bedroom or substantially enlarging the house generally sends the septic design to the Westchester County Department of Health for review. A kitchen or bath remodel on its own usually doesn’t, but we confirm the system’s capacity before plumbing layouts are final.
Who actually does the work on a Chappaqua project?
A Guardian project manager runs the job from start to finish. Specialty trades such as electrical and plumbing are performed by licensed, insured subcontractors that we supervise, and they file the trade permits New Castle requires.
