Old Houses, New Kitchens

The Town of Bedford has some of the oldest houses in northern Westchester. Bedford Village grew around its green in the 1700s, and the Town has protected historic districts in Bedford Village and Katonah. Many kitchens here sit in a rear ell or a later wing, with low ceilings, uneven floors and walls that were never square.

We level and reframe before cabinets go in, so doors close and counters sit flat. Where an older house has a wide plank floor or exposed beams worth keeping, we plan the kitchen around them. The kitchen in the photo is a Guardian remodel with black cabinets and a marble backsplash.

What the Town of Bedford's Application Asks

Bedford’s Building Department is at 425 Cherry Street in Bedford Hills. Its permit application asks about more than the kitchen itself. These are the questions we answer with you:

  • Cost and structure. Plans stamped by a New York licensed architect or engineer for proposals over $20,000, or for anything structural at any cost.
  • Historic districts. Whether the property is in the Bedford Village or Katonah historic district, or on the Town’s Historic Properties List.
  • The site. A survey or site plan showing the septic system, and whether there’s a wetland or a State or County road.
  • Mechanical, electrical and plumbing. Plans have to show those details, and the trades are County-licensed.

We start drawings early so the permit isn’t what holds up your start date.

Bedford Kitchen Remodeling FAQs

When does a Bedford kitchen need stamped plans?

The Town of Bedford’s permit application calls for plans stamped by a New York licensed architect or engineer for proposals over $20,000, or for any proposal with structural work, whatever the cost. Most full kitchen remodels meet one of those, so we plan on drawings.

Why does the application ask where my septic system is?

Bedford’s application asks for a site plan or survey showing the septic system. That matters most when a project adds space, but we ask about the system on every job, because a new dishwasher and a larger sink add water to it.

We're in the Bedford Village historic district. Does the kitchen need approval?

The Bedford Village Historic District Review Commission’s certificate covers changes to the outside of a building. Kitchen work inside the house doesn’t change the façade, but a new window or door does. The application asks whether you’re in the district, and we answer it with you.

What hours can you work?

Bedford’s permit application sets construction hours of 8 am to 6 pm, and we schedule to them.

What warranty comes with the kitchen?

One year on our workmanship, in writing, with the manufacturers’ warranties on cabinets, counters and appliances passed on to you.
