Mount Kisco's Permit Checklist, Translated
Section 51-7 of the Village Code says a building permit is needed before any building is erected, enlarged, altered or moved, and the Building Department publishes a checklist of what goes with the application. For a kitchen, these are the items that usually apply:
| Checklist item | What it means for your kitchen |
|---|---|
| Plans | Three sealed sets plus a digital copy when the work costs more than $20,000 |
| Insurance | Contractor certificates naming the Village/Town of Mount Kisco |
| Home improvement license | A copy of the contractor’s Westchester County license |
| Plumbing & electrical | Separate permit applications by County-licensed trades |
| Sewer or septic | Village Engineering for sewer, or County Health for a septic system, when the work affects it |
We pull the paperwork together and file it, and the Building Department reviews it. Other approvals, such as the Architectural Review Board, are decided case by case, mostly when the outside of the house changes.

From Village Streets to Hillside Lots
Mount Kisco is compact: older two-story houses on the streets near Main Street and the train station, condos and townhouses, and newer homes on the hills toward Bedford and New Castle. The work differs a lot. A village house may need a wall moved and the wiring brought up to date; a condo kitchen usually stays in its footprint, and the building’s rules on work hours and deliveries apply.
The kitchen in the photo is a Guardian project with flat-panel gray cabinets and stainless appliances.

Mount Kisco Kitchen Remodeling FAQs
Is Mount Kisco a village or a town?
Both. Mount Kisco is a coterminous Village/Town, so one Building Department, on the first floor of Village Hall at 104 Main Street (914-864-0019), handles your permit.
Does a kitchen need sealed plans in Mount Kisco?
The Building Department’s instructions call for three sets of plans signed and sealed by a New York architect or engineer for work costing more than $20,000, plus a digital copy. Many full kitchens cross that line, and we plan for it from the start.
Are plumbing and electrical permits separate?
Yes. The Building Department has separate plumbing and electrical permit applications, and the Village requires all plumbers and electricians to be licensed by Westchester County.
What does the contractor have to file?
Proof of liability, disability and workers’ compensation insurance with the Village/Town of Mount Kisco listed as certificate holder, and a copy of the contractor’s Westchester County home improvement license. We file ours with every application.
What warranty do I get?
One year on our workmanship, in writing, plus the manufacturers’ product warranties.
