Home Additions in Putnam Valley, NY

Westchester & Putnam Home Addition Service Serving Putnam Valley

Bedrooms, family rooms and second stories for Putnam Valley homes, from lake cottages on Oscawana and Lake Peekskill to houses on wooded acreage. Septic questions answered before design.

The Bedroom Question Comes First

In Putnam Valley, nearly every home is on a septic system, and the Health Department’s rules depend on bedrooms:

Who decides

The Building Inspector determines whether a new room counts as a potential bedroom.

House built before 1989

Adding a bedroom usually requires formal septic plans unless the system was designed for it.

House built after 1989

One added bedroom often means only a larger tank under a repair permit.

More than one bedroom

Engineered septic plans are required.

From Summer Cottages to Year-Round Homes

Many Putnam Valley neighborhoods grew up around lakes as summer communities. Decades later, a lot of those cottages are year-round houses that need more space, and they sit on small lots with older septic systems and wells. Away from the lakes, the town is hilly and wooded, with larger lots, rock outcrops and long driveways.

Both settings reward planning. On a lake lot, the septic system and setbacks usually decide whether to build up or out. On a hillside, rock and drainage drive the foundation design. We look at both before your architect draws the final plan.

Putnam Valley Addition FAQs

Will my addition need a new septic system?

It depends on whether it adds a bedroom and when the house was built. Putnam County’s Health Department guidance says the Building Inspector decides if a room counts as a potential bedroom. On houses from before 1989, adding one usually needs formal septic plans unless the system was already sized for it. On newer houses, adding one bedroom often needs only a larger septic tank installed under a repair permit; more than one bedroom needs engineered plans.

How big does the septic tank need to be?

The County guidance lists 1,000 gallons for three bedrooms, 1,250 gallons for four and 1,500 gallons for five. A licensed septic contractor does the tank upgrade under a repair permit when that path applies.

Where do I apply for the permit?

Building permits come from the Putnam Valley Building Department at Town Hall, 265 Oscawana Lake Road. Health Department sign-off, when needed, comes from Putnam County.

Can you build on a lakefront lot?

Yes, with extra care. Lots near Lake Oscawana, Lake Peekskill and the smaller lakes are often tight and close to the water, which affects both septic setbacks and where an addition can go. We review the survey with you first.
