Roofing in Mamaroneck, NY
Westchester Roofing Service Serving Mamaroneck
Roof replacement and repair in the Village of Mamaroneck and the unincorporated Town, from harbor-side streets to the hills north of the Post Road. The right building department, the right boards, and roofs built for coastal weather.
First Question: Village or Town?
Mamaroneck is two governments, and that matters for a roof. The Village of Mamaroneck runs its own Building Department and four land use boards. The unincorporated part of the Town of Mamaroneck, the Town that also contains the Village of Larchmont, has a separate Building Department and its own Board of Architectural Review. Neighbors on the same street can end up filing in different offices.
| Village of Mamaroneck | Unincorporated Town | |
|---|---|---|
| Building Department | 169 Mount Pleasant Avenue | 740 West Boston Post Road |
| Architectural review | BAR, 1st Tuesday and 3rd Thursday, if referred | BAR reviews structures other than one- or two-family houses |
| Other village boards | Planning, Zoning and Harbor & Coastal Zone Management | Town boards apply instead |

Coastal Weather, Older Roofs
Mamaroneck Harbor opens onto Long Island Sound, and many neighborhoods feel the wind that comes with it. Storms push rain under shingle edges and loosen ridge caps, and salt air shortens the life of cheap fasteners and flashing.
We answer that with details: a sealed starter course, careful nailing, corrosion-resistant metals, ice barrier at eaves and valleys, and ridge vents that match the soffit intake. On older houses with additions built over the years, we pay special attention to where an addition roof meets the original wall, which is where many Mamaroneck leaks begin.

Mamaroneck Roofing FAQs
Which building department do I call in Mamaroneck?
It depends on your address. Inside the Village of Mamaroneck, it’s the Building Department at 169 Mount Pleasant Avenue. In the unincorporated Town of Mamaroneck, it’s the Town Building Department at 740 West Boston Post Road. We check your tax map designation first.
Does the Village BAR review roofs?
If the Building Inspector refers your application, yes. The Village Board of Architectural Review meets the first Tuesday and third Thursday of each month, and complete applications are due 18 days before the meeting.
What about the Town's Board of Architectural Review?
In the unincorporated Town, the Board of Architectural Review reviews exterior plans for structures other than one- or two-family houses, so a house re-roof usually doesn’t go there.
We're near the harbor. Is there another board?
The Village also has a Harbor and Coastal Zone Management Commission, one of its four land use boards. Roof replacement rarely triggers it, but if roofing is part of a larger project near the water, the Building Determination letter will say which boards apply.
What warranty comes with the roof?
Ten years on roofing workmanship and one year on the rest of our work, in writing, plus the manufacturer’s warranty.
