Home Additions in Mamaroneck, NY

Westchester Home Addition Service Serving Mamaroneck

Second floors, rear extensions and new suites for homes in the Village and Town of Mamaroneck, with BAR review, flood-zone rules and the Village permit package handled by Guardian.

Four Boards, One Letter

In the Village of Mamaroneck, an addition usually starts with a Building Determination letter. The Building Inspector reviews the proposal and sends it to whichever of the Village’s four land-use boards it needs: the Board of Architectural Review, the Harbor and Coastal Zone Management Commission, the Planning Board or the Zoning Board of Appeals.

Most residential additions need at least the BAR, because the Village now reviews any addition or structural change estimated at more than $40,000. Projects near the shoreline may also go to the Harbor and Coastal Zone Management Commission, and anything that doesn’t meet zoning goes to the ZBA. Knowing the route early is what keeps a Mamaroneck addition on schedule.

Flood Zones and Additions

Is the lot mapped?

We check the FEMA flood map and elevation data for your property first.

Floodplain permit

Chapter 186 requires a floodplain development permit for work in special flood hazard areas.

The 50% rule

If the project reaches half the building’s market value, the whole house generally has to meet current flood standards.

Design response

Raised floors, flood-resistant materials and mechanicals above flood level where they’re needed.

Typical Mamaroneck Addition Projects

Mamaroneck’s housing ranges from Victorians and early 20th-century colonials near the harbor and Mamaroneck Avenue to Tudors, capes and split-levels on the hills. Many lots are narrow, so additions tend to go toward the back of the house or up.

  • Second-story additions on capes and ranches, the most common way to add bedrooms without losing yard.
  • Rear kitchen and family room extensions that open the back of an older house.
  • Primary suites over a garage or as a new rear wing.
  • Mudrooms and entry additions that fix a cramped front door or side entry.

Every project is supervised by a Guardian project manager, with electrical, plumbing and HVAC work done by licensed, insured subcontractors. Our workmanship warranty is one year.

Mamaroneck Home Addition FAQs

Which building department handles our addition?

It depends on the address. The Village of Mamaroneck, which straddles the Towns of Mamaroneck and Rye, has its own Building Department at 169 Mount Pleasant Avenue. Homes in the unincorporated Town of Mamaroneck are permitted by the Town instead. We confirm the right office from your tax map number.

Will our addition go to the Board of Architectural Review?

In the Village, very likely. Under Local Law 9-2025, the BAR reviews any addition or structural alteration with an estimated cost over $40,000. The Building Inspector’s Building Determination letter tells you which boards a project needs.

We're in a flood zone. What changes?

Work in a special flood hazard area needs a floodplain development permit under Chapter 186. If the improvements cost 50 percent or more of the building’s market value, the whole house generally has to meet current flood standards. Homes near the Mamaroneck and Sheldrake rivers and the harbor are the ones most often affected.

What paperwork does the Village need with the permit application?

A short Environmental Assessment Form, the contractor’s Westchester County license, a liability certificate naming the Village as additional insured, the State workers’ compensation (C-105.2) and disability (DB-120.1) forms, and two sets of sealed plans, one full size and one 11 by 17.
