What the Town of Kent Asks For
Kent’s Building Department works out of the Town Center at 25 Sybil’s Crossing in Kent Lakes, and the Town publishes a clear list of permit requirements. For a roofing job, these are the pieces that apply:
- Homeowner signatures. You sign the application; we prepare it.
- Contractor credentials. Putnam County license, liability insurance and workers’ comp.
- Review time. The Town estimates 14 to 21 days.
- Bigger projects. Stamped plans when the work tops $20,000 in value, and Planning Board approval first within 100 feet of wetlands.
Most re-roofs need only the first three. If your roof project includes structural changes, we bring in the design professional. Either way, the crew is made up of licensed, insured subcontractors supervised by a Guardian project manager.

Roofs on Wooded, Hilly Lots
Much of Kent outside Lake Carmel is wooded and hilly, with houses set into slopes and surrounded by trees. That means shade, debris in valleys and gutters, and north slopes that stay damp. Ice dams are a familiar problem on houses with long, shallow eaves.
Our replacements answer those conditions: ice barrier along the eaves and in every valley, ventilation balanced so the attic stays cold in winter, and gutters sized for leaf load. The drone photo above the fold is one of our own projects with new roofing on a home we built.

Kent Roofing FAQs
When does a re-roof in Kent need a permit?
The Town of Kent says that since 2020, removing all the shingles down to the sheathing requires a building permit. A full replacement does exactly that, so plan on a permit. We file it and book the inspections.
What does Kent want from the contractor?
The Town’s permit requirements list homeowner signatures, the contractor’s Putnam County license, liability insurance and workers’ comp. Ours is Putnam County HIC #52594.
How long does a Kent permit take?
The Town says to expect 14 to 21 days. We file as soon as you approve the estimate so the roof isn’t waiting on paperwork.
Our house is near a lake or wetland. Does that matter?
For a straight re-roof, usually not. But if the project grows into an addition or other work within 100 feet of a wetland, Kent requires Planning Board approval first. We tell you early if that’s likely.
What warranty do you give?
Ten years on the roof and one year on the rest of our workmanship, in writing. The shingle manufacturer’s warranty is separate.
Who handles the electrical if the roof job includes an attic fan or heat cables?
A licensed electrician. The Town of Kent does not let homeowners do their own electrical, HVAC or gas work, and electrical permits are handled through the Putnam County Department of Consumer Affairs (845-808-1617). Our licensed, insured electrical subcontractor files it and works under the Guardian project manager.
