Yonkers Has Its Own Rules

Yonkers is a city, not a village or a town, and it licenses home improvement contractors on its own. Before the Department of Housing & Buildings will issue a permit to renovate a one- to three-family house, the contractor needs a City home improvement license from the Consumer Protection Bureau. Guardian holds that license, along with our Westchester County license, so the permit isn’t held up by contractor paperwork.

After that, most siding jobs are about the house itself. Many Yonkers houses are close together on steep lots, with tall street-facing walls and shared driveways. We plan ladders, staging and debris containers before the first board comes off, and we protect the house next door.

If Your House Is a Landmark or in a Historic District

Yonkers has designated landmarks and historic districts, and a January 2026 Landmarks Preservation Board agenda included an expansion of the Philipse Manor Historic District. For those properties, the Board reviews exterior changes under Chapter 45 of the City Code. Here’s how it tends to sort out:

Type of workWhat it usually needs
Repair or painting that doesn’t change design, material, color or appearanceNo Certificate of Appropriateness
Small in-kind repair within the City’s maintenance waiver limitsA waiver through the Planning Bureau
New siding material or a changed lookA Certificate of Appropriateness, then the permit

We check the property’s status first, so you know which path applies before you choose a material.

3. Strip and repair

4. Install and close out

Asbestos-era shingles

We flag older cement-asbestos siding before quoting.

Storm-damaged walls

Temporary protection first, then a written repair estimate.

Yonkers Siding FAQs

Is Guardian licensed to work in Yonkers?

Yes. Yonkers requires its own city home improvement license, issued through the City’s Consumer Protection Bureau, before a permit can be issued to renovate a one- to three-family house. Guardian holds City of Yonkers Home Improvement License #8580, in addition to Westchester County HIC #WC-38383-H24.

Which City office handles the siding permit?

The Department of Housing & Buildings at 20 South Broadway, 3rd floor, 914-377-6500. It issues building permits and certificates of occupancy, and filings go through the City’s online system. We prepare the filing with your signature.

My house is in a historic district. What changes?

The Yonkers Landmarks Preservation Board issues Certificates of Appropriateness for designated landmarks and properties in historic districts. A certificate can be required even when the work wouldn’t otherwise need a building permit, and a change of siding material or appearance is the kind of work it reviews.

Is there a way to handle small repairs without a full review?

The City has maintenance waiver guidelines for small in-kind work on landmark properties, with limits such as no more than 10% of a facade’s square footage. Ordinary maintenance and repair that doesn’t change design, material, color or appearance doesn’t need a certificate. We’ll tell you which side of the line your job falls on.

What warranty comes with siding?

One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
