Yonkers Roofs Are Rarely Simple
Yonkers was built over a long period, on steep hills above the Hudson and the Bronx River, and its roofs show it. A typical older two-family has a pitched main roof, a flat roof over the front porch and a low-slope rear extension. Tudors in Crestwood and Lawrence Park West have steep gables, slate or heavy shingles and big chimneys. Many mid-century houses were re-roofed over the original layer at least once.
Each of those details needs its own solution, and the joint between them, where a pitched roof meets a flat one or a chimney passes through, is where most leaks start.
Guardian holds City of Yonkers Home Improvement Contractor License #8580, which the City requires before it issues a permit to renovate a one- to three-family home, along with our Westchester County Home Improvement License #WC-38383-H24.

How We Approach a Yonkers Roof
- Inspect inside and out: attic stains, rotted sheathing at the eaves and the condition of the chimney crown.
- Count the layers: two existing layers mean a full tear-off under New York’s code.
- Separate the systems: shingles on the pitched roof, and an appropriate low-slope system where the pitch is too shallow.
- Flash every transition: walls, chimneys, skylights and the meeting point of flat and pitched sections.
- Ventilate: ridge and soffit vents where the framing allows, to cut attic moisture.
Close-set houses and steep driveways make staging harder in Yonkers. We plan dumpster placement and material drops before work starts, and check whether anything placed in the street needs City permission.

Yonkers Roofing FAQs
Do roofing permits in Yonkers go through the Department of Housing and Buildings?
Yes. The City of Yonkers Department of Housing and Buildings handles building permits, and submissions include a letter of transmittal, plans and insurance documentation. We confirm what your roofing scope requires and handle the filing.
My roof is partly flat. Can you handle that?
Many Yonkers houses combine a pitched main roof with a low-slope section over a porch, a rear extension or a dormer. Low-slope areas need a different system than shingles, because shingles aren’t meant to shed water at very low pitches. We assess those sections separately and explain the options in the estimate.
We have a slate roof on our Tudor. Should we replace it?
Not necessarily. Slate can last a very long time, and many slate leaks come from broken pieces or failed flashing. We’ll tell you honestly whether repair makes sense and, if it doesn’t, what the alternatives are. Under New York’s code, new roofing can’t be laid over slate, so a replacement means a tear-off.
Can a new roof go over the old one?
Only in limited cases. New York’s residential code doesn’t allow a new roof over two existing layers. We recommend a full tear-off in most cases so the deck can be checked.
How do you handle tight lots and neighbors close by?
We protect neighboring property with tarps and plywood where needed, keep debris contained, and do a magnetic nail sweep at the end of each day’s tear-off. On attached or close-set houses we talk to you about notifying neighbors in advance.
