A Village That Moved, and Its Kitchens
Katonah has an unusual history. When New York City condemned the original village for its reservoir in the 1890s, residents bought land to the south, and a plan by the Olmsted firm laid out the new streets. About 55 houses, stores, barns and a church were moved, most of them whole, on soaped rails pulled by horses. Many of those Victorian houses still stand along Katonah’s streets.
Kitchens in houses like these have usually been redone several times, each time on top of the last. We open the floor and walls carefully, look at how the house was set down after its move, and plan the new layout around what’s really there. The kitchen in the photo is a Guardian remodel with raised-panel cabinets and a dark island.

Before We Draw Your Katonah Kitchen
Which district?
Katonah and Bedford Village each have a historic district. The Bedford building permit application asks if you’re in one, and exterior work there is reviewed.
Exterior or interior?
The Katonah Historic District Review Commission covers exterior changes; siding is included in its review. An interior kitchen usually isn’t, but a new kitchen door or bump-out can be.
Structure
Moved and remodeled houses can hide sagging beams or old patches. We check before promising an island or an open wall.
Utilities
Some homes are on wells and septic. Extra sinks and appliances add load, so we confirm before design is final.
Permits, Trades and Supervision
Permits for Katonah come from the Town of Bedford Building Department at 425 Cherry Street in Bedford Hills. We prepare the application, answer the historic-district questions and coordinate inspections. Guardian has worked since 1980 under Westchester County HIC #WC-38383-H24, using licensed, insured subcontractors for specialty trades like plumbing and electrical, supervised by a Guardian project manager.

Katonah Kitchen Remodeling FAQs
Who issues permits for a kitchen in Katonah?
Katonah is a hamlet in the Town of Bedford, so permits come from the Bedford Building Department at 425 Cherry Street in Bedford Hills. The application asks whether the property is in a historic district.
Does the Katonah historic district review interior kitchens?
The Katonah Historic District Review Commission looks at exterior changes. An interior kitchen normally doesn’t go to the Commission, but a new door, a bump-out or a change to the siding on a house in the district can.
My house was one of the ones moved from old Katonah. Does that matter?
It can. A house that was moved in the 1890s and remodeled many times since may have framing that was patched or altered along the way. We look at the basement and floor structure before designing an island or opening a wall.
Are wells and septic an issue in Katonah?
Some houses in the area are on private wells and septic systems. We check before adding fixtures like a second sink or dishwasher, and the site plan shows them when the Town requires it.
What warranty is included?
One year on Guardian’s workmanship, in writing. Product warranties come from the manufacturers.
