Country Kitchens Without City Utilities

Pound Ridge is a town of large, wooded lots, and the Town’s own Planning Board checklist asks applicants to show septic systems, expansion areas and wells on their plans. That’s the context for any kitchen here. A new prep sink, a second dishwasher or a pot filler all add water to a system that lives in your yard, and a water treatment setup for a private well can take up space you were planning for cabinets.

Second kitchens matter most. The Westchester County Health Department’s septic design rules add design flow for each additional kitchen in a single-family home. If the project includes a guest suite or pool-house kitchen, we flag it before design and point you to your engineer. The kitchen in the photo is a Guardian remodel with white shaker cabinets and a waterfall island.

Pound Ridge Details We Plan Around

Antique houses

The Pound Ridge Historic District, on the National Register since 1985, covers 95 acres and 46 contributing buildings, many from 1780 to 1852. Old framing rarely matches modern cabinet sizes.

Exterior changes

Town Code Chapter 17 treats siding, trim and roof material as exterior architectural features. A kitchen that changes the outside of a landmark house gets extra review.

Wetlands

The Water Control Commission regulates activity within 150 feet of a wetland and meets on the second Wednesday of the month. That matters for bump-outs and new patios off the kitchen.

Town permits

Interior permits go through the Building Department at the Town House, 179 Westchester Avenue, 914-764-5511. Its online permit viewer shows past permits on your property.

How the Work Is Run

Guardian has remodeled homes since 1980 under Westchester County HIC #WC-38383-H24. Licensed, insured subcontractors for specialty trades handle plumbing and electrical, supervised by a Guardian project manager who keeps the job on schedule and the Town paperwork moving. Before we price anything, we look at the well equipment, the septic location and any wetland on the lot, so the estimate reflects the real house. Pound Ridge Kitchen Remodeling FAQs

Does adding a second kitchen affect my septic system?

It can. Westchester County Health Department design rules size septic systems by bedroom count and add extra design flow for each additional kitchen in a home. If you’re thinking about an in-law or pool-house kitchen, we raise it early so your engineer can check with the County.

Do I need Town approval for an interior kitchen remodel?

Interior work is reviewed by the Town Building Department at the Town House, 179 Westchester Avenue. Exterior changes are different: the Town Code treats materials, siding, trim and roof material as exterior architectural features for its Landmarks and Historic District Commission.

We want a bump-out for a breakfast nook. What else could come up?

Pound Ridge regulates work within 150 feet of wetlands through its Water Control Commission, and the Planning Board’s site plan checklist asks for septic, well and wetland locations. A bump-out near a wetland or septic field needs more planning than an interior remodel.

Can you work on an antique house?

Yes. The Pound Ridge Historic District alone has 46 contributing buildings, mostly from 1780 to 1852. We open old walls carefully and plan around what we find.

What's the warranty?

One year on our workmanship, in writing. Manufacturer warranties cover cabinets, counters and appliances.
