Bathrooms in a Village That Was Moved
Katonah’s houses have a story most towns can’t match. The first Katonah stood where the City’s reservoir water is now. When the land was taken in the 1890s, the community relocated south to streets planned by the Olmsted firm, and roughly 55 buildings made the trip, most in one piece, hauled by horses over greased rails.
That history shows up in bathrooms. Houses of that age often had plumbing added or rerouted long after they were built, and each owner since may have changed it a little. Opening a wall can reveal old drain lines, notched joists or framing from three different eras. We plan time to look before tile is chosen, and if a joist needs reinforcing, you’ll see it in a written change order first.

Permits Through the Town of Bedford
Katonah has no building office of its own; the Town of Bedford’s office on Cherry Street in Bedford Hills issues its permits, and its form asks you to say if the house sits in one of the Town’s two historic districts. An interior bath is mostly building and plumbing review. Changes to the outside of a district house go before the hamlet’s historic commission.

What We Protect, What We Replace
Keep
Original trim, doors, windows and a good cast-iron tub, where the owner wants them.
Replace
Old supply and drain lines, tired tile, failing subfloor and undersized fans.
Check
Joists under the tub and toilet, and whether the work touches the outside of the house.
Licensed and Supervised

Katonah Bathroom Remodeling FAQs
Which office handles a bathroom permit in Katonah?
Bedford’s Town Building Department in Bedford Hills, since Katonah is a hamlet of the Town rather than a village. Expect a question on the form about historic districts.
Does the historic district commission care about my bathroom?
That commission looks at the outside of houses in the district, including siding. A bathroom inside the walls generally stays off its agenda; a new exterior vent, a new opening in the wall or an addition may not.
Our house is from the 1890s. What should we expect behind the walls?
Older plumbing and framing that has been changed many times. Katonah’s village houses were moved to the new village in the 1890s, and most have been remodeled since. We open up carefully and price surprises in writing before doing them.
Can you keep an original clawfoot tub or tile?
Often, yes. We can work around a tub, a window or original trim, and plan new plumbing so it doesn’t damage them.
What warranty do I get?
One year on our workmanship, in writing. Fixture makers’ warranties are passed on to you.
