A Railroad Village With Older Kitchens
The New York and Harlem Railroad reached Pleasantville in 1846, a station went up near today’s Bedford Road and Wheeler Avenue the next year, and the village center shifted toward it. Its 2,684 homes (2020 census) run from older village houses to postwar capes and colonials. The Marmaduke Forster House was added to the National Register of Historic Places in 2011.
Kitchens in houses like these were often enlarged in pieces over the years. We start by figuring out what’s original and what was added, then plan cabinets and counters around the structure that’s actually there. The kitchen in the photo is a Guardian remodel with black cabinetry and a marble backsplash.

Questions Pleasantville Homeowners Ask Us
- Can we keep the kitchen usable? Partly. We stage the job so water and power are off for as few days as possible.
- Can the sink move to the island? Often, but it depends on the joists and the vent path, which we check from the basement.
- Who’s in charge? One Guardian project manager. Plumbing, electrical and other specialty trades are done by licensed subcontractors under that manager’s supervision.

Pleasantville Kitchen Remodeling FAQs
Where do I file a kitchen permit in Pleasantville?
With the Village of Pleasantville Building Department at 80 Wheeler Avenue (914-769-1926). Its building application has an Alteration/Renovation option, and the checklist asks for the contractor’s license plus workers’ compensation and liability certificates.
Who files the plumbing?
A licensed plumber. The Village’s plumbing permit application asks for the plumber’s license number. Under the Westchester County plumbing law, the licensed master plumber has to supervise and lay out the work.
Is my house in the Village?
A Pleasantville mailing address doesn’t always mean the Village. The Village sits inside the Town of Mount Pleasant, and homes outside the Village line are reviewed by the Town’s Building Department in Valhalla. We check your tax parcel before filing.
Do I need the Architectural Review Board?
Only if the project changes the outside of a property in the Village’s Special Character Overlay District. A typical interior kitchen remodel does not go to the ARB.
What warranty do I get?
One year on Guardian’s workmanship, in writing. Manufacturer warranties on cabinets, counters and appliances are passed on to you.
