Whole-Home Remodeling in Pleasantville, NY

Westchester Whole-Home Remodeling Service Serving Pleasantville

Updating Pleasantville homes room by room in one coordinated project, with Village permits and any Special Character Overlay review handled by Guardian.

Start With the Map

Pleasantville is a compact village with a walkable downtown and older houses on the surrounding streets. Part of it is a Special Character Overlay District, where any exterior change, down to paint color, needs Architectural Review Board approval before a permit. If your renovation includes new siding, a new roof, or a changed porch or entry, that review is part of the schedule.

If the house is outside the overlay, or the work is all inside, the path is a standard Village alteration permit.

Kitchens Lead Most Projects

This kitchen, with white raised-panel cabinets, crown molding, a stone-look tile backsplash and a dark island, is a Guardian remodel. In a whole-home project the kitchen tends to drive the design, and we carry its trim and color choices into the other rooms.

Baths, floors, lighting and electrical are usually done at the same time, so walls only open once.

A Typical Pleasantville Sequence

  1. Walkthrough and a written scope, room by room.
  2. Overlay check; ARB submission with photos and color samples if exterior work is included.
  3. Building permit filed at 80 Wheeler Avenue with license and insurance documents.
  4. Demolition and rough-in by zone, with licensed electrical and plumbing subcontractors.
  5. Inspections before walls close, then finishes, punch list and final inspection.

Often Part of the Scope

Kitchen

Cabinets, counters, lighting and sometimes a new layout.

Baths

Two or three bathrooms done together.

Exterior

Siding, roofing or paint, with ARB review in the overlay.

Systems

Updated wiring and plumbing while walls are open.

Pleasantville Whole-Home Remodeling FAQs

What is the Special Character Overlay District?

It is a part of the Village of Pleasantville where any exterior change to a house, including painting, exterior finishes, roofing and fencing, needs Architectural Review Board approval before a building permit is issued. We check whether your address is in it at the start.

What does the ARB need?

The Village asks for photos of the whole structure and of each detail being changed, such as roofing, siding, fascia, frieze, rake and trim, plus color samples, submitted at least 10 days before the meeting.

Where do I apply for the permit?

At the Village Building Department, 80 Wheeler Avenue (914-769-1926). The application covers alterations and renovations, and the checklist asks for the contractor’s license, workers’ compensation and liability insurance, which Guardian provides.

Can an interior-only renovation skip the ARB?

Generally yes. If nothing changes outside, the work goes straight to the Building Department for a permit and inspections.
