Bathroom Remodeling in North Salem, NY
Westchester Bathroom Remodeling Service Serving North Salem
Primary baths, hall baths and new baths in North Salem homes, with licensed plumbers and Town inspections. A family remodeling company since 1980.

Bathrooms in Older Country Houses
Many North Salem homes have one original bath and one that was added later, often squeezed under a roof slope or into a former closet. The plumbing in those additions isn’t always vented the way the code wants, and the floors can be springy.
We open the floor, fix the framing and re-run the drains so the new bath sits on something solid. The bath pictured is a Guardian remodel with a freestanding tub, a dark shaker vanity and marble-look tile.
Before We Start a North Salem Bath
Four things we check on every job here.
Permit history
Earlier work after 1961 that needed a permit must be legalized, so we look first.
Septic and well
A new bath can change the load on the system; we look into it before the layout is final.
Plumber's permit
Taken out by our licensed plumber, inspected by the Town.
Westchester license
The Town checks that each contractor’s Westchester license is current before issuing.
One Project Manager, Licensed Trades
Guardian has been remodeling homes since 1980 and holds Westchester County HIC #WC-38383-H24. Our carpenters and tile setters do the room; licensed, insured plumbing and electrical subcontractors do their trades, supervised by a Guardian project manager who also handles the Town’s inspections at 274 Titicus Road.

North Salem Bathroom FAQs
Is a permit needed to redo a bathroom in North Salem?
Replacing tile and fixtures in place is usually handled through the plumber’s permit. Moving walls, adding a bathroom or doing structural work needs a building permit from the Town, with plans by a registered architect or licensed engineer.
Who files the bathroom plumbing permit?
The plumber does. North Salem has plumbing permits taken out directly by the plumber and inspected by the Town’s Building Inspectors. Our plumbers are licensed and insured, and a Guardian project manager schedules the inspections.
Our house has a septic system. Does that matter?
It can. Adding a bathroom or a bedroom can affect what the septic system has to handle, and the Town’s FAQ points owners to the licensed septic contractor list. We check before the layout is final, and if a bath goes into a new location we confirm the septic side with the right office before ordering anything.
The previous owner finished a bath without a permit. What now?
North Salem requires legalization of permit-required work done after 1961. The legalization fee starts at $1,500 plus the regular permit and compliance fees. These issues often surface during a title search when a house is sold.
What warranty does Guardian give?
One year on our workmanship, in writing, plus the manufacturers’ warranties on fixtures, glass and tile.
