On every replacement we strip to the deck, repair or replace sheathing, line eaves and valleys with ice barrier, cover the deck with synthetic underlayment, and replace all drip edge and flashing. Yes. The Town’s permit FAQ lists new roofs among the work that needs a building permit, and the contractor must hold a current Westchester County license. We hold Westchester County HIC #WC-38383-H24.
What if a roof was replaced without a permit?
The Town’s building page says work started without a permit can be charged triple the permit fee, up to $1,500, and legalizing unpermitted work costs $1,500 plus fees. If you’re buying or selling and unsure about an older roof, we can help you document it.
Who inspects the roof?
North Salem’s Building Inspector also serves as the Fire Inspector. Your Guardian project manager schedules the inspection when the roof is finished.
Can you also roof a barn or detached garage?
Yes, as long as it’s a standard roof system. We price each building separately in the estimate so you can decide what to do now and what to leave for later.
What warranty comes with the roof?
Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
