Renovating a Century-Old Village House
Bronxville is a one-square-mile village whose houses were largely built in the early 20th century. Those homes have plaster walls, steam or hot-water heat, older wiring and kitchens that have been redone two or three times. Updating them piece by piece often means opening the same walls over and over.
A whole-home renovation plans the kitchen, baths, electrical, plumbing, heating and finishes together, so the walls are opened once and closed once.

Kitchens Are Usually the Center
This kitchen is a Guardian project, with light grey shaker cabinets, a quartz island and marble-look backsplash. In a Bronxville whole-home renovation, the kitchen often moves or opens to the dining room, and that decision drives the electrical and plumbing plan for the floor.
Because the Village permits kitchen cabinetry, counters and fixtures directly, we file the kitchen with the rest of the scope instead of as an afterthought.
Village Permits a Full Renovation Touches
| Scope | Village requirement |
|---|---|
| Walls, layout, structure | Building permit |
| Kitchen and bath cabinetry, counters, tile, fixtures | Building permit |
| Drain, vent and water piping | Plumbing permit |
| Oil burner or tank work | Oil-burning equipment permit |
| Wiring and panel | Plans filed with the Village; inspection by an approved agency |
| Roof or siding | Roofing or siding permit |
| Completion | Certificate of Occupancy |
How We Phase It
- Survey the house, including an asbestos survey where the age calls for one.
- Design and drawings, then permit filing at Village Hall, 200 Pondfield Road.
- Demolition, structural work and licensed rough-in, with inspections at each stage.
- Insulation, drywall, kitchen and baths, flooring and paint, then the Certificate of Occupancy.

Bronxville Whole-Home Remodeling FAQs
Which parts of a whole-home renovation need a Bronxville permit?
Nearly all of it. The Village requires a building permit for construction and alterations, and specifically for kitchen and bathroom work involving cabinetry, countertops, sinks, tile or fixtures. Roofing, siding, plumbing, oil-burning equipment and generators have their own permits, and electrical work is inspected by an approved agency.
Do older Bronxville homes need an asbestos check before demolition?
New York State’s asbestos rules (Industrial Code Rule 56) generally require an asbestos survey before renovation or demolition in buildings built before 1974. Most Bronxville homes predate that, so we plan the survey before interior demolition starts.
When can work happen in the Village?
Bronxville limits construction to weekdays, 8 a.m. to 6 p.m., with no weekend work. A whole-home schedule is built around those hours.
Can we stay in the house during a full renovation?
Sometimes, if the work is phased floor by floor and a working bathroom and kitchen area stay available. For gut renovations most families move out. We map both options before you decide.
