One Office for All the Permits

In Briarcliff Manor, the Building & Engineering Department handles the building permit and also receives the electrical and plumbing permits, so the whole bath is tracked in one place. The Village spans the Towns of Mount Pleasant and Ossining, but its own office handles everything inside the Village line.

That makes the inspection schedule simpler. Rough plumbing and electrical are inspected before the walls close, and section 90-15 asks for 48 hours’ notice before the final. The bath in the photo is a Guardian remodel with a black-and-white marble-look feature wall, a glass walk-in shower with a pebble floor and a fluted vanity.

Scarborough's Older Houses

The Scarborough Historic District was listed on the National Register of Historic Places in 1984. In the early 20th century, the Astor, Rockefeller and Vanderbilt families entertained at river-view estates in the Scarborough area. Bathrooms in houses from that period often have heavy mortar-set tile floors and old cast-iron tubs. They’re worth checking carefully before demolition: the floor may sit on a thick mortar bed that changes the finished height.

In newer houses, we usually find fiberglass tub units and builder vanities, which leave more room to rework the layout. Either way, the first visit includes a look at the framing below the bath.

Briarcliff Manor Bathroom Remodeling FAQs

Who issues the plumbing permit for a Briarcliff Manor bath?

The Village’s Building & Engineering Department at 1111 Pleasantville Road receives building, electrical and plumbing permit applications. You can reach it at 914-944-2770.

How much notice does the Village need for inspections?

Village Code section 90-15 covers inspections and calls for 48 hours’ notice before a final inspection. We request each inspection ahead of time so the job doesn’t sit.

Are the office hours different in summer?

Yes. The Building & Engineering Department is open Monday through Friday, 8:30 a.m. to 4:30 p.m. From Memorial Day to Labor Day it’s open 8 a.m. to 4:30 p.m. Monday through Thursday and 8 a.m. to noon on Friday. We plan summer filings around that.

Does the Architectural Review Advisory Committee look at bathrooms?

The committee reviews exterior appearance. An interior bath remodel normally doesn’t need it, unless you add something that changes the outside of the house.

What warranty do you give?

One year on Guardian’s workmanship, in writing, plus the manufacturers’ warranties on fixtures and glass.
