Counted Fixtures, Clean Inspections

Ossining’s plumbing application is detailed. It lists the location of the work (basement, first floor, second floor) and asks for a count of each fixture: water closets, bath tubs, showers, wash basins, sinks and more. The Village’s checklist says those counts are expected to match what the inspector sees at the final.

We plan the bath around that. The fixture list is fixed on the drawing before the plumber files, so if you add a second sink or split the tub from the shower, the paperwork is updated before the work. The bathroom pictured is a Guardian project with a frameless glass shower, a freestanding tub and a black-and-white marble-look floor.

Old Village, Old Plumbing

The Village of Ossining was incorporated in 1813 under the name Sing Sing, and many of its homes, especially around the Downtown Ossining and Sparta historic districts, are more than a century old. Bathrooms in those houses were often added after construction, squeezed under a stair or into a former bedroom, with drain lines that wander.

Before we price tile or a vanity, we look at the joists under the bath and the condition of the drain and vent piping. Exterior changes in a historic district, such as a new vent through a front wall, are reviewed separately by the Historic Preservation Commission and the Planning Board, so we keep vents and fans to the sides and rear when we can.

Ossining Bathroom Remodeling FAQs

Why does Ossining's plumbing permit ask for a fixture count?

The Village’s plumbing permit application has a table for water closets, tubs, showers, wash basins and other fixtures, floor by floor, and the checklist says the count is expected to match the final inspection. We count from the final plan, so a second vanity sink isn’t a surprise to the inspector.

How do I submit the plumbing application?

The Village asks for it by email as unlocked PDFs, with the plumber’s current license, liability insurance naming the Village of Ossining, 16 Croton Avenue, as certificate holder and additional insured, and the workers’ compensation and disability certificates.

Is the plumbing permit tied to the building permit?

Usually. The application asks for the building permit number, and the Village has a County-licensed plumber file after the building permit is issued.

My house is on an Ossining street outside the Village. What changes?

The unincorporated Town of Ossining has its own Building Department at its Operations Center on Route 9A, with its own forms. We confirm which one applies at the first visit.

What warranty comes with the bathroom?

One year on Guardian’s workmanship, in writing, plus manufacturer warranties on the fixtures, vanity and shower glass.
