Whole-Home Remodeling in Kent, NY
Westchester & Putnam Whole-Home Remodeling Service Serving Kent
Coordinated renovations of Lake Carmel colonials and watershed-side homes — sealed drawings, Town of Kent filings and supervised trades through Guardian.
From Cottage Expansions to One Clear Plan
Sybil Ludington’s 1777 ride is part of Kent’s story, but day-to-day the town is lake neighborhoods, wooded hills and NYC reservoir land. Many houses near Lake Carmel grew outward from cottages; others are larger colonials set back on private wells.
Those histories leave tight corridors, kitchens closed off from living rooms and heating plants that struggle with later additions. A whole-home renovation rewrites that as a single building program.
Opening the Heart of the House
This kitchen island is from a Guardian project, with a waterfall quartz edge, natural wood cabinets and a built-in beverage fridge. Taking out the wall between cook space and living room is a common Kent request, especially in houses that started as lake cottages.
Structural openings and trade costs almost always push past the Town’s $20,000 sealed-drawing threshold, so we engage a design professional at the outset.

Construction Sequence We Follow
- Survey the existing house for septic or sewer service and official bedroom count.
- Have sealed drawings prepared that cite the active NYS code year.
- Submit to the Kent Building Department; route through Planning Board first when site disturbance rules apply.
- Stage licensed electrical, plumbing and HVAC under their separate filings.
- Clear every inspection, then obtain the Town certificate that closes the job.

Kent Whole-Home Remodeling FAQs
What is the usual review time at the Kent Building Department?
Most applications move in about two to three weeks. Whole-house scopes, or jobs that need Planning Board clearance for wetlands or fill first, can run longer.
When are sealed drawings required?
Once the project cost climbs past $20,000, Kent wants plans stamped by an architect or engineer. Those sheets must name the New York State code edition and the year.
May we pull our own electrical or HVAC permits as owners?
Kent follows Putnam County Consumer Affairs: homeowners may not perform electrical, HVAC or gas work themselves. Electrical filings go through Consumer Affairs, and we bring licensed trade partners for those scopes.
How does adding a bedroom affect approvals?
Extra bedrooms need Putnam County Board of Health sign-off (845-808-1390) before the Town permit, because septic design tracks bedroom count. We settle that before finalizing the floor plan.
