Whole-Home Remodeling in Pound Ridge, NY
Westchester Whole-Home Remodeling Service Serving Pound Ridge
Complete renovations of Pound Ridge contemporaries, colonials and older farmhouses, with Town permits, septic questions and licensed trades coordinated by Guardian.
Renovating a House in the Woods
Pound Ridge has no village center with sewers and sidewalks. It is a wooded town of multi-acre lots, stone walls, wetlands and private wells and septic systems. Its houses range from contemporaries and colonials to older farmhouses that have been added onto over the years.
A whole-house renovation lets you deal with all of that at once: open up a dated layout, replace tired systems, update kitchens and baths, and bring the exterior in line, under one plan and one permit set.

Opening the House to the Land
In this Guardian project, the living room opens straight to the backyard through sliding doors, with black paneling on one wall and broad plank flooring. On a wooded Pound Ridge lot, connecting the main living space to the yard is often the change owners notice most.
When walls come out to open a floor plan, we confirm beam sizes with a design professional and schedule the framing inspection before anything is closed.
What Changes in a Pound Ridge Whole-Home Project
Layout
Removing or moving walls, with structural drawings where needed.
Systems
Heating, electrical and plumbing updated under their own Town permits.
Kitchen and baths
Planned together so plumbing runs and venting make sense.
Outside
Roof, siding and drainage, reviewed for wetland setbacks if near water.
Questions We Answer Before Design
- Septic and bedrooms: is the bedroom count changing, and does the system support it?
- Water: is the well output and treatment adequate for added baths?
- Wetlands: is any exterior work within 150 feet of a wetland or watercourse?
- Water district: the Town Board voted to form a Scotts Corners water district, so homes near the business center should check how that may affect them.
- Phasing: can you live in part of the house, or is a move-out simpler?

Pound Ridge Whole-Home Remodeling FAQs
How many permits does a whole-house renovation in Pound Ridge need?
Usually several. More than one. Besides the main building application at the Town House on Westchester Avenue, the electrician, plumber and heating contractor each file their own trade application. We keep all of them moving together so inspections follow the construction order.
Our house is near a pond or stream. Does that affect an interior renovation?
Interior work usually does not, but anything outside can. The Pound Ridge Water Control Commission regulates activity in wetlands and within 150 feet of them, so a new septic tank, drainage, terrace or addition near water may need its review.
We want to add bedrooms during the renovation. What comes first?
The septic system. County rules tie septic capacity to the number of bedrooms, so extra bedrooms can mean a Health Department review ahead of the Town permit. We raise it at the start so the floor plan doesn’t have to change later.
Can the renovation include the exterior too?
Yes. Roofing, siding and exterior trim can be part of the same project, coordinated with the interior schedule.
