Three Questions That Shape Every Katonah Addition
Is the house in the historic district?
If so, the Review Commission approves the exterior design before the permit.
Does it add a bedroom?
Then County Health reviews the septic first.
Is it near water?
Work within 100 feet of a wetland or watercourse needs a Bedford wetlands permit.

Adding On to a Hamlet Victorian
The houses in Katonah’s center were built between 1885 and 1910, many of them moved to the present site in the 1890s. They have steep roofs, deep porches and tall windows, and most have already been added onto at least once. A good addition here looks as if it belongs: a rear wing with a matching roof pitch, clapboard or shingles that line up with the original, and trim that echoes what’s on the front.
Inside, the challenge is joining old framing to new. Floor heights rarely line up, original walls may be out of plumb, and an old foundation may need underpinning where the new one meets it. We open up the connection early, so the design and the price reflect what’s really there.
Additions on the Larger Lots Outside the Hamlet
Beyond the center, Katonah homes sit on wooded acreage with wells, septic systems, stone walls and, often, a stream or wetland somewhere on the property. Here the addition is placed around the site: away from the leach field and the well, out of the wetland buffer where possible, and on ground that doesn’t need heavy rock removal.
Popular projects include a first-floor primary suite for owners planning to stay long term, a larger kitchen with a mudroom off the driveway, a family room toward the backyard and a garage with a bonus room above. Where a bedroom is added, we settle the septic question before the architect finishes the drawings.

Katonah Home Addition FAQs
Can we put an addition on a house in the Katonah Historic District?
Yes, with a Certificate of Approval from the Town of Bedford’s Katonah Historic District Review Commission, which reviews major changes to exterior appearance. The Commission holds a public hearing and issues a written report, so we plan the addition’s massing, roofline and materials to suit the house before applying.
Does adding a bedroom affect our septic system?
It can. If the addition increases the number of bedrooms, the Westchester County Department of Health has to review the existing system, either issuing a no-objection or requiring an upgrade, before the work goes ahead. A family room or kitchen addition usually doesn’t trigger that review.
Our yard has a wet area. Is that a problem?
Bedford regulates wetlands and watercourses plus a 100-foot buffer around them. Smaller work such as a deck or porch may get an administrative permit; larger disturbance, such as a septic field or major grading, needs a full permit from the Wetlands Control Commission.
Who issues the building permit?
The Town of Bedford Building Department at 425 Cherry Street in Bedford Hills, which covers Katonah. Some 10536 addresses fall in neighboring towns, so we check the tax map first.
