Westchester Custom Home Building Service Serving Katonah

New homes and teardown-rebuilds in Katonah, from the historic hamlet streets to wooded lots near the Muscoot and Cross River reservoirs. Town of Bedford permits and historic review handled by one Guardian project manager.

The Village That Moved

Katonah has an unusual origin. When New York City’s reservoir work in the 1890s threatened to flood the original settlement, residents bought land to the south and moved roughly 55 houses, stores and barns there on rollers and timber tracks, many pulled by horses. The new hamlet was laid out with landscape plans by G.S. and B.S. Olmsted, including the Katonah Greens along Parkway.

Most of the buildings in the center date from 1885 to 1910, and the Katonah Historic District was added to the State and National Registers in 1983. Building something new here, whether infill on a hamlet street or a replacement house, means fitting into a planned Victorian community that’s still largely intact.

Inside the Historic District

The Town of Bedford’s Katonah Historic District Review Commission reviews major changes to exterior appearance within the district. For new construction, that means massing, roof forms, porches, siding, windows and how the house relates to the street. The application for a Certificate of Approval comes before the building permit.

  • Photographs of the existing house and its neighbors
  • Site plan and elevations showing proposed materials
  • Window, door and trim details where they face the street
  • Time for the Commission’s as-needed meeting schedule

Designs that do well tend to borrow from what’s around them: gable fronts, clapboard or shingle, deep porches and simple detailing.

Beyond the Hamlet: Land Questions We Check

Watershed

Distance to the Muscoot or Cross River reservoirs, and to streams and wetlands that carry NYC setbacks.

Septic

Soil tests and an engineered design for Westchester County Department of Health approval.

Well

Location and separation from the septic field and the neighbors’ systems.

Rock

Ledge that changes excavation, foundation design and cost.

Zoning

Lot coverage and setbacks under the Town of Bedford district for the parcel.

Access

Driveway grade and sight lines on narrow, winding roads.

Rebuilding Versus Renovating in Katonah

Many houses around Katonah are worth keeping, and the historic district favors that. Where a house is past saving or the lot is outside the district, a teardown can be the better path. Bedford’s demolition checklist calls for utility disconnect letters, an asbestos survey for buildings built before 1974 and a pre-permit inspection, which we assemble while design is underway.

For owners who want to stay in the house during the work, a well-planned addition or a roof replacement may get most of the way there for less.

Katonah Custom Home FAQs

Is Katonah its own village?

No. Katonah is a hamlet of the Town of Bedford, so permits come from the Town’s Building Department at 425 Cherry Street in Bedford Hills. Building and Planning close at 4 p.m. daily and at noon on Wednesdays. Some 10536 mailing addresses fall outside the Town of Bedford, so we confirm the jurisdiction from the tax map first.

When does the Katonah Historic District Review Commission get involved?

When the property is inside the Katonah Historic District. The Commission reviews major changes to exterior appearance, and new construction or demolition in the district needs its Certificate of Approval. It meets as needed, so we file early.

Are there reservoirs near Katonah?

Yes. The Muscoot and Cross River reservoirs are close by, and much of the area drains to New York City’s Croton system. Where a parcel is near a reservoir, stream or wetland, the City’s watershed setbacks for houses and septic fields can apply, along with the Town’s wetland rules.

Do you build outside the hamlet center?

Yes. Many of our Katonah conversations are about larger wooded lots on the roads around the hamlet, where wells, septic and ledge matter more than historic review.

Thinking About Building in Katonah?

Send us the address. We’ll check whether it’s in the historic district, what the land allows and which approvals come first.
