Westchester Kitchen Remodeling Service Serving Scarsdale
Kitchen renovations for Scarsdale’s Tudors, colonials and center-hall homes, from opening up a closed service kitchen to a complete gut and rebuild. Guardian handles the Village paperwork and manages every trade, with one project manager from first sketch to final inspection.
The Scarsdale Kitchen Problem: Three Small Rooms
Many Scarsdale homes were built in the 1920s and 1930s, when the kitchen was a work room in the back of the house. Today that often means a narrow galley kitchen, a butler’s pantry next to the dining room and a separate breakfast room, each too small to work on its own.
The most common request we get in Fox Meadow, Greenacres, Heathcote and Quaker Ridge is to combine those spaces into one kitchen with an island and a place to sit. Whether that is a simple wall removal or a beam-and-post job depends on what the walls carry, so an engineer checks before the design is final.
Later houses in Edgewood and Quaker Ridge bring a different issue: a 1980s or 1990s kitchen with good bones and dated finishes. Those kitchens can often keep their layout, which saves time and keeps the project non-structural.

What We Plan Before Cabinets Are Ordered
- Structure: which walls can come out, and where a flush beam can hide in the ceiling.
- Gas and electric: older Scarsdale panels and gas lines are often undersized for a professional range, double ovens and an induction cooktop.
- Ventilation: a ducted hood with a realistic route to the outside, plus make-up air if it is required.
- Old materials: lead-safe work practices for pre-1978 paint, and asbestos testing of old flooring, plaster and pipe wrap before demolition.
- Period details: trim, windows and flooring that should match the rest of the house.
Cabinets, stone and appliances often have long lead times, so we lock down the plan and the permit path first. That way the kitchen is out of service for as short a time as possible.

Scarsdale Kitchen Remodeling FAQs
Does a Scarsdale kitchen remodel need a building permit?
Usually, yes. The Village of Scarsdale Building Department publishes separate kitchen checklists for non-structural and structural remodels. A structural kitchen, where walls, beams or openings change, needs plans designed, signed and sealed by a licensed architect or engineer, showing existing and proposed conditions and fixture locations. Licensed plumbers and electricians file their own trade permits.
When does the Board of Architectural Review get involved?
The Scarsdale BAR reviews changes to a building’s exterior appearance. An interior kitchen remodel normally does not go to the BAR, but a new window, a moved back door, a bump-out or a bay does. BAR approval is not a building permit, so on those projects we plan for both steps.
We live in Edgemont with a Scarsdale address. Is the process the same?
No. Edgemont and some other Scarsdale-address neighborhoods are in unincorporated Greenburgh, so the Town of Greenburgh issues the permit. We confirm your jurisdiction from the tax map before any drawings are prepared.
Can we keep the character of a 1920s Tudor kitchen?
Yes, and most of our Scarsdale clients want to. Inset or beaded-inset cabinet doors, painted finishes, a plaster-style hood and period lighting sit comfortably in an older house, while the appliances, wiring and plumbing behind them are entirely new.
Our new range hood is powerful. Is there anything extra to plan?
Under the residential code, a kitchen exhaust hood rated above 400 CFM needs make-up air. In a tight older house that matters, so we design the hood, duct route and make-up air together instead of discovering the requirement at inspection.
