The Scarsdale Rule Most Owners Ask About

Scarsdale’s Building Department, at Village Hall on 1001 Post Road, is unusually clear about roofs: roof shingles may be replaced without a permit, and any work other than shingles requires one. That sounds simple until the old roof comes off. On a house built in the 1920s housing boom that gave the Village its Tudor character, the deck under the shingles is often original board sheathing, and a few soft boards turn a shingle job into a permit job.

We plan for that. Before work starts, we look at the attic side of the deck, estimate how much sheathing may need replacing, and tell you whether a permit is likely. If it is, we file it, and the Village requires a contractor’s certificates of insurance and Westchester County home improvement license on file before a permit is issued.

Tudor Roofs Are Busy Roofs

A typical Scarsdale Tudor has steep front-facing gables, a long catslide roof, a massive stone or brick chimney and at least one valley that collects leaves from the oaks overhead. Each of those transitions is a place for water to get in, and on older houses the flashing is often the original metal, bent and sealed several times over.

On these roofs we rebuild the details, not just the field: new step flashing where roofs meet walls, counter flashing cut into chimney mortar joints, open or closed valleys lined properly, and new drip edge. Stone and brick chimneys sometimes need repointing before they can be flashed well; if so, we say so in the estimate.

Roof Types We See in Scarsdale

Slate on prewar houses

Repairs with matching slate where the roof is sound; honest advice when it isn’t.

Architectural asphalt

The most common replacement, in colors chosen to suit stucco, stone and half-timbering.

Low-slope sections

Porch roofs, sunroom roofs and flat areas behind parapets need membrane, not shingles.

Dormers and eyebrows

Small roofs with tight flashing details, where most leaks on these houses start.

Scarsdale Roofing FAQs

Does a re-roof in Scarsdale need a building permit?

The Village says roof shingles may be replaced without a permit, but any roofing work other than shingles needs one. Replacing rotted sheathing, rebuilding a dormer roof, adding a skylight or changing the framing all count. We tell you in writing which side of that line your job falls on.

Can I put a cedar shake roof on my house?

Not in Scarsdale. The Village’s building FAQ states that wood shingles are prohibited. If you love the look, we can show you asphalt or other approved products with a similar texture.

When does the Board of Architectural Review get involved?

When an alteration changes the appearance of the building. A straight shingle-for-shingle replacement usually doesn’t, but a new dormer, a changed roofline or a very different roof material can. BAR approval is not a permit; the Building Department still reviews the plans afterward.

Our Tudor has slate on the front gable and asphalt on the back. Do we have to match?

No rule forces a match, but the mix is common on older Scarsdale houses and it affects the estimate. We price slate repairs and asphalt replacement separately so you can decide what to keep.

What warranty do you give?

One year on workmanship for the job overall and 10 years on the roofing work itself, in writing. Shingle manufacturers add their own product warranty on top.

Yes. Guardian Remodeling Corp is a GAF Certified™ Roofing Contractor (2026), GAF Contractor ID 1152256. That lets eligible homeowners get the GAF System Plus Limited Warranty on a qualifying GAF roof system. GAF sets the eligibility rules and coverage terms.

How do I get a roofing estimate?

Can I finance a new roof?

Yes. Guardian offers customer financing through HFS Financial personal home improvement loans. See our financing page to check your options. We also accept check, credit card, Zelle and cash.

Do you replace gutters and skylights with the roof?

Yes. On a re-roof in Scarsdale we can replace the gutters and downspouts and reflash or replace skylights at the same time, so the new roof, drainage and openings are done in one job and covered together. We pull the building permit when the work needs one.

What do I need before Scarsdale will issue a roofing permit?

The Village of Scarsdale Building Department at 1001 Post Road asks for the contractor’s Westchester County home improvement license and insurance certificates with the application. Guardian holds Westchester County HIC #WC-38383-H24, and we submit the license and insurance paperwork with the permit filing.

Can Guardian handle work beyond the roof on a Scarsdale house?

Yes. Scarsdale is both a village and a town, so one Building Department at Village Hall handles permits for the whole community, whether the job is a roof, a bathroom or a basement. Many owners pair a roof with siding, gutters or an interior project. See whole-home remodeling in Scarsdale, basement finishing in Scarsdale and bathroom remodeling in Scarsdale.
