Why Ardsley Is Different
In most Westchester towns a like-for-like roof never sees a design board. Ardsley’s Village Code takes a broader view: Section 4-4E says all plans for which a building permit is sought go before the Board of Architectural Review. The Board’s mandate, set out in Sections 4-2 and 4-3, is to prevent excessive uniformity on one side and incongruity on the other, so a roof that suits the house and street is what it’s looking for.
We make that easy. The submission shows the existing roof, the proposed shingle line and color with a sample, and any changes to vents, skylights or trim. On the cost side, the Village’s fee schedule sets a flat fee per roofing filing that already includes the permit and Certificate of Occupancy fees, so there are no surprises later in the process.

Built to Last on Ardsley Houses
Ardsley’s streets climb steep hillsides above the Saw Mill River, and we see many capes, colonials and split-levels with roofs that have been re-shingled more than once. We remove every layer to the deck, because a second layer hides rot and adds weight. Then come sheathing repairs, ice barrier at eaves and valleys, synthetic underlayment, new drip edge, flashing and balanced ventilation.

Ardsley Roofing FAQs
Does every Ardsley roof go to the Board of Architectural Review?
Section 4-4E of the Village Code sends all plans for which a building permit is sought to the Board of Architectural Review. Since a roof replacement needs a permit, plan for the Board to see it. For a like-for-like roof it’s usually a short review.
What is the Board looking for?
Chapter 4 asks the Board to prevent excessive uniformity or incongruity, so it’s judging whether the roof fits the house and the street rather than imposing a style. Material and color samples help.
How much is the permit?
The Village fee schedule (Chapter A210) sets a flat fee per filing for roofing and siding that includes the permit and Certificate of Occupancy fees. We include the current amount in your estimate once we confirm it with the Village.
How often does the Board meet?
The code allows meetings up to twice a month. We submit early so your roof lands on the next available agenda.
What warranty comes with the roof?
Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
