Bathroom Remodeling in Yonkers, NY

Westchester Bathroom Remodeling Service Serving Yonkers

Bathroom renovations for Yonkers one- and two-family houses, Tudors and co-op apartments, from Crestwood and Park Hill to Dunwoodie and Northwest Yonkers. Permits through the City’s Department of Housing and Buildings and every trade managed by one Guardian project manager.

Yonkers Bathrooms Come in Three Kinds

Yonkers is the largest city in Westchester, and its housing is as varied as it gets. The bathroom projects we’re asked about fall into three groups.

Prewar houses. Tudors and colonials in Crestwood, Lawrence Park West and Park Hill, and older frame houses across the hills, usually have one small tiled bath with a cast-iron tub and plaster walls. The goal is a bigger shower and better storage without losing the character of the house.Two-family homes. Common in neighborhoods like Dunwoodie, Bryn Mawr and Northwest Yonkers, these have stacked bathrooms on separate floors. Owners often renovate the owner’s unit first and the rental unit at turnover.Co-ops and condos. Buildings along Central Park Avenue and the river corridors bring board approval, riser schedules and elevator bookings into the plan.

Guardian holds City of Yonkers Home Improvement Contractor License #8580, which the City requires before it issues a permit to renovate a one- to three-family home, along with our Westchester County Home Improvement License #WC-38383-H24.

What We Find Behind Yonkers Bathroom Walls

  • Galvanized steel water lines that have narrowed inside, causing low pressure upstairs.
  • Cast-iron drain stacks with rust lines, or lead bends in very old houses.
  • Floor joists notched long ago to fit a drain, now sagging under the tub.
  • Ungrounded wiring and no exhaust fan, so the room has been fighting moisture for decades.

We price likely conditions honestly at the estimate and confirm them once the wall is open. Licensed plumbers and electricians we supervise do the trade work, and your project manager books the City inspections.

Yonkers Bathroom Remodeling FAQs

Does a bathroom remodel in Yonkers need a permit?

If plumbing, fixtures, electrical work or framing change, plan on one. Permits are issued by the City of Yonkers Department of Housing and Buildings. A submission includes a letter of transmittal, two sets of plans and the application with insurance documentation, and the City asks for physical documents on a USB drive as well. Plans generally have to be signed and sealed by a New York licensed architect or engineer.

We own a two-family house. Can you redo both bathrooms?

Yes, and doing them together often saves money because the stacks usually line up. We schedule the work so one unit always has a working bathroom, and we coordinate water shutoffs with your tenant in advance.

Our 1920s bathroom has the original tile. Can any of it be saved?

Sometimes. Original floor mosaic in good shape can stay if the floor is solid and the drain below it is sound. More often the walls hide old galvanized supply lines or cast-iron drains near the end of their life, and it makes sense to replace them while the room is open.

I'm in a co-op on Central Park Avenue. Is that something you do?

Yes. Co-ops and condos add a step before the City: the board or managing agent’s alteration agreement, insurance certificates naming the building, and rules on work hours and riser shutoffs. We prepare the package so the board can approve it.

How do you deal with Yonkers parking and hills?

We plan deliveries and debris removal around your block. On steep streets and narrow driveways that may mean smaller loads, carrying materials by hand and checking whether the City needs a permit for anything placed in the street.
