Before We Quote a Briarcliff Siding Job

  1. We walk every elevation, probe soft spots at trim and grade, and photograph the walls.
  2. We check the Village’s records for the house through the Building & Engineering Department.
  3. We ask whether the project goes to the Architectural Review Advisory Committee.
  4. We note any trees near the work area, since the Building & Engineering Department also enforces the Village’s Tree Law.
  5. Then we send a written, itemized estimate with the permit steps included.

Hillside Houses and the Water They Shed

Many Briarcliff Manor homes sit on slopes, so one wall may be a story taller than the opposite side, and rain runs hard toward the low corner. Those low walls, along with the joints where decks and roofs meet siding, are where we find the most rot. On every job we replace damaged sheathing, lap the water barrier from the bottom up and flash every joint before new siding goes on.

The photo shows the rear of one of our own siding projects, a modern house with raised decks, finished in black vertical siding.

Materials We Install

Vinyl

Low maintenance, many profiles and colors.

Cedar

Shingles or clapboard for traditional houses.

Vertical lines for contemporary designs or additions.

Your Project Team

Since 1980 Guardian has been our family team of five brothers, working alongside their father. In Briarcliff Manor, the person you meet at the estimate is the project manager who prepares the Chapter 90 application, schedules inspections with the Village and oversees the licensed, insured subcontractors on your walls. Photos of completed exteriors are on our siding page; feedback from homeowners is in our Google Reviews.

Briarcliff Manor Siding FAQs

Which office handles siding permits in Briarcliff Manor?

The Village Building & Engineering Department at 1111 Pleasantville Road, 914-944-2770. Under Chapter 90 of the Village Code, an application includes the tax map number, construction documents and, where needed, a survey or plot plan.

How do inspections work?

Chapter 90 calls for inspections at key stages, with 48 hours’ notice for a final. We book each one and make sure the work is ready.

How long is a permit good for?

Under the Village Code a permit lapses if work hasn’t started within 12 months, and it expires after 18 months. A siding job fits easily within that time, but we start promptly once it’s issued.

Will the Architectural Review Advisory Committee see my project?

The ARAC reviews exterior appearance, materials and design for projects referred to it, and it usually meets by Zoom the Monday after the Planning Board’s submission deadline. We ask the Building & Engineering Department whether your project is referred.

What warranty comes with siding?

One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
