Older City Houses, Hidden Problems

White Plains has a lot of early and mid-1900s housing, and plenty of it has been re-sided before, often with aluminum or vinyl right over the original wood. When we strip those walls we can find clapboard that was never removed, sheathing with old water damage around doors and other openings, and little or no flashing where a porch roof meets the wall.

We don’t bury those problems again. Rotted sheathing is replaced, a proper barrier is lapped from the bottom up, and every opening and roof-to-wall joint gets flashed before new siding goes on. The crews are licensed, insured subcontractors supervised by a Guardian project manager. The photo is a finished elevation from one of our own siding jobs, and the before shots are on our main siding page.

Landmarks and Historic Districts

Most White Plains houses aren’t designated, but some are, and the City treats them differently. Its Historic Preservation Commission reviews proposed alterations to local landmarks and to properties inside designated historic districts. The landmark list includes houses as well as monuments, among them the Shingle-style home at 7 Cromwell Place, built around 1892 and later home to composer Percy Grainger, and the Dutch Revival house at 29 Woodland Place that architect Yasuo Matsui designed for himself around 1916.

If your house is on that list or in a district, we prepare the Commission application before the building permit and choose materials that respect the original look. If it isn’t, we confirm that and move straight to the Department of Building.

Materials We Install

  • Vinyl. Clapboard and Dutch lap profiles for low-maintenance walls.
  • Cedar. Clapboard and shingles where wood suits the house.
  • Vertical and board-and-batten. A cleaner look on modern houses and additions, like the black siding in our photos.
  • Trim, soffit and fascia. Replaced with the walls so the whole envelope is sealed.

We give you the options in a written estimate with each one priced separately, so you can compare honestly.

White Plains Siding FAQs

Which White Plains permit form does a siding job use?

The City’s Department of Building uses a Building Short Form for projects that don’t add volume to the house, and re-siding usually fits there. If the siding is part of an addition, the Long Form applies. Applications have to be notarized, and the department takes them from 9 a.m. to 1 p.m. on business days.

Where is the Department of Building?

At 70 Church Street, phone 914-422-1269. The City also enforces its own White Plains Supplemental Building Code on top of the State code, which is one reason we check the details with the department rather than assume.

My house is a city landmark. Can I still re-side it?

Possibly, but the Historic Preservation Commission reviews alterations to designated landmarks and to properties in historic districts, and its approval comes before the building permit. The Commission meets on the second Wednesday of each month at City Hall. Material, profile and color usually need to respect what’s there.

Can you re-side a two-family or a house with a rental unit?

Yes. We plan the work wall by wall so both units keep safe access, and we coordinate schedules with tenants through you.

What warranty comes with siding?

One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
