Yorktown Lower Levels Are Not All Basements

A lot of Yorktown’s neighborhoods filled in during the suburban building boom. That means raised ranches, split-levels and center-hall colonials, and the space below the main floor varies a lot from house to house. Before we talk finishes, we figure out which kind of lower level you have, because that drives egress, insulation, flooring and cost.

Which One Is Your House?

Raised ranch lower level

Usually half above grade, with full-size windows and an entry door. This is often the easiest kind to finish: egress is frequently already there, and the work is mostly insulation, flooring, lighting and a bathroom.

Split-level family room

Typically a few steps down from the entry, often with old paneling and a laundry or utility area behind it. These are great candidates for a strip-out and re-finish with better insulation and lighting.

Full basement under a colonial

Fully below grade, with small hopper windows. A bedroom here needs a code-sized egress window and well, and moisture control matters more.

What We Do in a Yorktown Basement Finish

  • Strip out old paneling, drop ceilings and damp carpet down to the foundation.
  • Address water: downspouts, grading and cracks, plus drainage or a sump pump when it is needed.
  • Insulate the foundation walls and rim joist to the NY energy code for Westchester (Climate Zone 4A).
  • Frame, wire and plumb the space, with licensed electricians and plumbers we supervise.
  • Cut in egress windows with window wells where a bedroom is planned.
  • Finish with drywall, an access-friendly ceiling, slab-rated flooring, doors and trim.
  • Final inspection with the Town of Yorktown, then your walkthrough.

Every job has a Guardian project manager. You won’t be left coordinating the trades yourself.

Yorktown Heights Basement Questions

Where do I get a basement permit in Yorktown Heights?

From the Town of Yorktown Building Department at 363 Underhill Avenue in Yorktown Heights. The same office handles Mohegan Lake, Shrub Oak, Jefferson Valley and Crompond, since those are all hamlets of the Town of Yorktown.

Is the lower level of my raised ranch a basement?

For code purposes, it depends on how much of the level sits below grade, and the building department makes the call. In practice, many raised-ranch and split-level lower levels already have full-size windows and a door at grade, which makes egress and daylight much easier than in a fully buried basement.

Do I need to test for radon in Westchester?

The EPA places Westchester County in Zone 3, its lowest-potential category. The EPA still recommends testing every home, because high readings turn up in every zone. A short-term test before finishing is inexpensive, and it is the right time to find out.

Can you fix a low ceiling under the main beam?

We can’t raise the house, but we can often reroute ducts, box beams into neat soffits and use slim recessed lights to make the most of the height. Habitable space generally needs about 7 feet under the NY Residential Code, with limited allowances for beams and ducts.

How do you keep a finished lower level from feeling cold?

Insulating the foundation walls and the rim joist, air sealing, and extending or adding heat and cooling. Floors that sit on a slab also benefit from a subfloor system or flooring rated for slab installation.

Can I add a bathroom to my lower level?

Usually. If the new fixtures sit below the sewer or septic line, an ejector pump handles drainage. We’ll confirm the route during the first visit.
