Bathroom Remodeling in Bedford, NY
Westchester Bathroom Remodeling Service Serving Bedford
Bathroom renovations for Bedford Village farmhouses, Katonah’s turn-of-the-century homes and country houses across Bedford Hills, with well water, septic and old framing planned for from the start.
Three Hamlets, One Building Department
Bedford Village, Bedford Hills and Katonah each have their own character, but they share one permit office: the Town of Bedford Building Department on Cherry Street in Bedford Hills. Interior bathroom work goes through the normal building and plumbing permit process. Bedford’s historic commissions come into play only when the project changes what the house looks like from outside.

Old Houses, New Bathrooms
Bedford has some of the oldest houses in Westchester. Farmhouses and colonials around the Village Green, houses from Katonah’s 1885–1910 rebuilding, and country homes on large lots each bring their own surprises when a bathroom wall comes open:
- Floor framing that sags or was notched long ago for drain lines.
- Cast-iron and galvanized piping, and sometimes no proper vent.
- Plaster over wood lath, with little or no insulation on outside walls.
- Bathrooms that were squeezed into a closet or under the eaves.
We open, assess and repair these before tile goes in, so your new bathroom doesn’t crack or leak a few years later.
Bedford Bathroom Projects We Plan Most
Primary suite in an older home
Combining a small bath with a closet or hallway to fit a walk-in shower and a double vanity.
Guest bath under the eaves
Working with sloped ceilings, dormers and skylights so a top-floor bath is comfortable to use.
Pool or mudroom bath
A durable half or full bath near the back door, sized for wet feet and muddy boots.
Accessible first-floor bath
A curbless shower, grab-bar blocking and wider doors for aging in place.
Water Quality and Finishes
Most Bedford homes draw from private wells. Hard water leaves spots on glass, and iron leaves orange stains on grout. If you know what’s in your water, we can plan treatment where it’s needed and pick fixtures, grout colors and glass coatings that will look good for years. Licensed plumbers and electricians we supervise do the trade work, and your Guardian project manager books inspections with the Town.
Bedford Bathroom Remodeling FAQs
Where do Bedford, Bedford Hills and Katonah homeowners get bathroom permits?
All three hamlets are in the Town of Bedford, whose Building Department is at 425 Cherry Street in Bedford Hills. A remodel that moves plumbing, adds circuits or changes framing generally needs a building permit. We confirm the scope and file for you.
Does a bathroom remodel need historic review?
Interior bathroom work normally does not. Bedford’s historic commissions review exterior changes in designated areas. If your bathroom project includes a new window or a change visible from outside, and the house is in Bedford Village or the Katonah historic district, we check whether a certificate of approval is needed.
We have a private well and septic. What changes?
A bathroom swap doesn’t change your septic design, which is sized by bedrooms. A project that adds a bedroom or expands the house usually brings in Westchester County Department of Health review. Well water quality affects finish choices, so we suggest testing before you pick fixtures and glass.
Our farmhouse floors aren't level. Can we still have a tile floor?
Yes, but the floor has to be prepared. Tile and especially natural stone need a stiff, flat floor. In older Bedford houses we often sister or add blocking to joists and level the subfloor before installing the membrane and tile.
Can you add a bathroom where there wasn't one?
Often. Older homes may have only one or two baths upstairs. We look at where a new drain can run, how to vent it and whether there’s space next to a bedroom.
Are Katonah bathrooms permitted by Bedford?
Yes. Katonah is a hamlet in the Town of Bedford, so its permits also go through the Town of Bedford Building Department at 425 Cherry Street in Bedford Hills, and the application asks whether the property is in a historic district. More on that hamlet: bathroom remodeling in Katonah.
