Home Additions in Pound Ridge, NY

Westchester Home Addition Service Serving Pound Ridge

Additions for Pound Ridge homes on wooded multi-acre lots, planned around septic capacity, wells, wetlands and rock, and built under one Guardian project manager.

In Pound Ridge, the Site Decides the Addition

In most towns, an addition is mostly about the house. In Pound Ridge, it’s about the land first. Homes here sit on large, wooded lots with private wells, septic systems, stone walls, rock outcrops and plenty of wetlands and streams. Before anyone draws a room, we want to know four things:

  • Where the septic field and reserve area are, because nothing can be built over them.
  • Where the well is, and the separation distances the County requires.
  • How close the work is to wetlands, which triggers Water Control Commission review within 150 feet.
  • Where the rock is, which affects cost and the foundation.

The Approvals, in Order

County Health Department

Referral for the existing septic system and “no objection,” or approval of a new or upgraded system if bedrooms are added.

Water Control Commission

A wetland permit if construction is within 150 feet of a wetland or watercourse.

Planning or zoning review

Only if the project requires it, for example a site plan or variance.

Town building permit

Issued once the earlier approvals are in hand, followed by inspections during construction.

Designing for Pound Ridge Houses

Pound Ridge has a wide range of houses: antique farmhouses, mid-century and 1970s contemporaries with big glass and flat or shed roofs, and newer colonials. A contemporary often takes a glass-walled addition well. A farmhouse addition reads best as a connected wing, with a simpler roof and siding that echoes the original.

Because many Pound Ridge homes are far from neighbors and close to the woods, additions here often focus on views and light: a family room facing the woods, a screened porch turned into a four-season room, or a primary suite on the quiet side of the house.

Pound Ridge Addition FAQs

Why does the Health Department get involved in a Pound Ridge addition?

Most Pound Ridge homes are on private septic. Westchester County requires a referral for additions and modifications to homes served by an existing septic system, and the County has to confirm the system is adequate before the building permit is issued. If the addition adds bedrooms or increases sewage flow, a new or upgraded system with County approval may be required.

Our house is near a wetland or stream. What then?

If work is within 150 feet of a wetland or watercourse, you need a permit from the Pound Ridge Water Control Commission before construction. Applications are due about two weeks before the commission meets, so we build that into the schedule.

Do we need a survey?

Almost always. Setbacks, wetlands, the septic field and the well location all have to be shown on the site plan. If your survey is old, we recommend updating it.

Can the addition be built on rock?

Yes. Ledge rock is common in Pound Ridge. It can be a good foundation once it’s exposed, but removing rock takes time and money, so we try to position the addition to limit it.

What does Guardian handle?

We coordinate with your architect, engineer and septic designer, then build the addition and manage every trade and inspection through one project manager.
