Home Additions in White Plains, NY

Westchester Home Addition Service Serving White Plains

Second stories, rear extensions, primary suites and garage additions for White Plains homes, designed around the City’s coverage and floor area limits and permitted through the Department of Building.

Additions on City Lots

White Plains is a city, but most of its houses are on residential streets in neighborhoods such as Rosedale, Ridgeway and the north side, where colonials, Tudors, capes and split-levels from the 1920s through the 1960s sit on modest lots. Families who like their street but need more room usually have two choices: build out into the yard or build up.

The City’s zoning answers much of that question in advance. Every residential district has a limit on how much of the lot buildings can cover, a separate limit for the main house, a floor area ratio, and minimum side and rear yards. A design that respects those numbers goes straight to a building permit. One that doesn’t goes to the Zoning Board of Appeals.

White Plains One-Family Zoning at a Glance

These are the main limits from the City’s dimensional table for one-family districts. Your survey and district decide which row applies.

DistrictCoverage (all / main house)FARSide yards (one / both)Rear yardHeight

R1-2020% / 16%0.4020 / 40 ft30 ft35 ft

R1-7.525% / 22%0.5512 / 25 ft30 ft30 ft
R1-530% / 25%0.557 / 18 ft25 ft30 ft

On a small R1-5 or R1-7.5 lot, floor area is usually the limit for a second story, while coverage and side yards limit a rear or side extension. We check both before anything is drawn.

White Plains Home Addition FAQs

How much can we add to a house in White Plains?

It depends on your zoning district. The City’s dimensional table limits building coverage and floor area ratio by district. In R1-7.5, for example, the main building can cover up to 22 percent of the lot and the floor area ratio is 0.55, while in R1-20 the limits are 16 percent and 0.40. We run your lot’s numbers before design starts.

Does a home addition need site plan approval in White Plains?

Usually not. One- and two-family houses are generally exempt from site plan review unless the property is environmentally sensitive. The addition still needs a building permit from the Department of Building at 70 Church Street, which starts with a Zoning Compliance Form.

What if the addition doesn't meet the setbacks?

Then it needs a variance from the Zoning Board of Appeals, which meets on the first Wednesday of the month. A variance adds time and isn’t guaranteed, so we usually look for a design that meets the code first, often by building up instead of out.

Can we drop off plans at the Building Department any time?

The Department’s in-person intake hours are 9 a.m. to 1 p.m. We prepare and submit the package so you don’t have to plan around it.
