Whole-Home Remodeling in White Plains, NY

Westchester Whole-Home Remodeling Service Serving White Plains

Kitchen, baths, floors, layout and systems redone together in one planned project, with City of White Plains permits and inspections run by Guardian.

One Plan Instead of Five Projects

Many White Plains homeowners start by calling about one room and end up talking about the whole house. When the kitchen, bathrooms, floors and electrical all need work, doing them together saves money and disruption: walls open once, the inspector visits once per stage, and finishes match from room to room.

Our job is to turn that wish list into a sequence that makes sense for your house and your budget.

Kitchen remodel with cream shaker cabinets, natural wood island and quartz countertop by Guardian Remodeling Corp

The Kitchen Usually Anchors It

The cream shaker cabinets and natural wood island in this photo are from a Guardian kitchen remodel. In a whole-home project, the kitchen is often the biggest single piece and sets the style for the rest of the house: flooring, trim color and hardware all follow from it.

White Plains also has its own Supplemental Building Code on top of the state code, so we build the City’s requirements into the drawings from the start.

How We Sequence a White Plains Whole-Home Job

  1. Walk every room and the basement, and write down what you want and what the house needs.
  2. Bring in an architect, from the several we can recommend, when walls move or structure changes.
  3. File the Long Form with notarized applications at 70 Church Street.
  4. Demolish and rough in by zone, with licensed electrical and plumbing subcontractors.
  5. Pass framing, rough-in and insulation inspections before closing walls.
  6. Finish room by room, punch list, final inspection and closeout.

Usually Part of the Scope

Bathrooms

White Plains Whole-Home Remodeling FAQs

Which office handles a whole-house renovation permit?

The City of White Plains Department of Building at 70 Church Street (914-422-1269). The Department takes applications in person on weekday mornings, and the applications must be notarized.

Short Form or Long Form?

White Plains uses a Short Form for smaller work and a Long Form for larger projects. A full-house renovation with structural changes almost always goes on the Long Form with stamped drawings.

Is my house a landmark?

A few are. White Plains has a Historic Preservation Commission, which meets on the second Wednesday of the month, and designated landmarks such as the Percy Grainger home on Cromwell Place need its review for exterior changes. We check the address first.

Can we live in the house during the work?

Often, if we phase it. We usually keep one bathroom and a basic kitchen setup running as long as possible, and tell you plainly which weeks are better spent elsewhere.
