Ossining Has Written Design Guidelines. We Use Them.
The Village of Ossining publishes Architectural Design Guidelines with a map that shows which guidelines apply to which properties: historic districts and architecture, neighborhoods adjacent to them, and commercial districts. For a siding job, that map is the first thing we check.
If your house is in a design district, the Historic Preservation Commission looks at material, texture and color and grants a Certificate of Appropriateness for compatible changes. If it is in an adjacent neighborhood, the guidelines are advice, but following them makes the Board of Architectural Review’s job easy. Either way, we bring photographs of the house, elevation drawings and material samples so the boards can see exactly what will change.

Under the Siding: What Ossining Houses Show Us
Older Ossining houses often have wood clapboard or shingles under one or two later layers, with plank sheathing, no house wrap and water damage around porches and roof-to-wall joints. On steep lots, the downhill walls take the most weather and are the hardest to reach.
We plan staging for the tall walls, strip to the sheathing, repair what’s soft, and install house wrap and flashing before the new siding. The house wrap in this photo is from a real Guardian siding job, the layer that keeps water out when the siding alone can’t.

Ossining Siding FAQs
Who reviews siding in the Village of Ossining?
The Village’s seven-member Planning Board also serves as the Board of Architectural Review, and it reviews exterior alterations that require a building permit for compatibility with the neighborhood’s character. In the Historic and Architectural Design Districts, the Historic Preservation Commission must also grant a Certificate of Appropriateness.
Which parts of Ossining are design districts?
The Village has the Downtown Ossining and Sparta Historical and Architectural Design Districts. Neighborhoods next to them follow the Village’s design guidelines as recommendations rather than pre-approval requirements, though the Board of Architectural Review takes them into account.
Do HPC and BAR applications happen one after the other?
No, at the same time. The Village asks owners in a historic district to file with the Board of Architectural Review simultaneously, and no construction can start until the Certificate of Appropriateness and the building permit are both in hand.
What if we're in the unincorporated Town?
Then the Town of Ossining Building Department handles the permit, with its own application. We confirm which side of the line your house is on first.
What warranty comes with siding?
One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
