Why the ARB Rarely Applies to Roofs Here
Eastchester’s Architectural Review Board advises the Planning Board on exterior changes. According to the Town’s ARB application, the trigger is work covering more than 30 percent of the street-facing elevation, and the roof is excluded from that calculation. A roof replacement by itself doesn’t count toward the threshold, which is why most of our Eastchester roofs go straight from the Building Department to the crew.
Combine a new roof with new siding, a front porch or a dormer, though, and the math can change. In that case we ask the Building Inspector before filing. If the job does go to review, the ARB meets on the first Thursday of the month at 7 p.m., with no meetings in July, August or December, and the Planning Board takes its recommendation on the fourth Thursday. We tell you early so the schedule is realistic.

From Tear-Off to Final Inspection
We remove the old roofing to the deck, replace soft or delaminated sheathing, and install ice barrier along the eaves and in valleys, synthetic underlayment, new drip edge and fresh flashing at walls, chimneys and vents. Ridge and soffit venting is balanced so the attic can dry out. The photo shows our crew on one of our own roof replacements.
Guardian is our family team of five brothers, working alongside their father, a GAF Certified™ Roofing Contractor (2026). Roofing is installed by licensed, insured subcontractors supervised by a Guardian project manager, who also schedules the Town inspection and walks the roof with you at the end. The roof replacement page explains our process in more depth, and you can read our Google Reviews.
Eastchester Roofing FAQs
What goes into an Eastchester roof permit?
The Town’s Roof and Siding Permit package (revised March 3, 2026) asks for the application, an Affidavit of Ownership signed by the owner, the contractor’s Westchester County license, and proof of liability, workers’ compensation and disability insurance. We assemble it; you sign the ownership affidavit.
Does a new roof need Architectural Review Board approval?
Usually not on its own. The ARB application refers work affecting more than 30 percent of the street-facing elevation, and the roof isn’t counted toward that figure. The Building Inspector answers threshold questions, and we ask before filing if anything is unusual.
I live in Bronxville or Tuckahoe. Is that Eastchester?
Both villages are inside the Town of Eastchester but run their own building departments. This page covers the unincorporated Town, which files at 40 Mill Road. For Bronxville, see our Bronxville roofing page.
When can roofers work in Eastchester?
The permit package lists construction hours of 8 a.m. to 6 p.m., Monday through Friday. We plan tear-offs inside that window.
What warranty comes with an Eastchester roof?
Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
