Roofing in Bronxville, NY

Westchester Roofing Service Serving Bronxville

Roof replacement and repair in the Village of Bronxville, including the steep, many-gabled houses of Lawrence Park. We file the Village’s roof permit, meet the pre-permit inspection, and work inside Bronxville’s weekday hours.

A Square-Mile Village With Complicated Roofs

Bronxville covers about one square mile, and much of its housing is old. The best-known example is Lawrence Park, whose first houses were finished in 1891: a 20-acre hillside listed on the National Register of Historic Places in 1980 with 94 contributing buildings. Its houses, many designed by architect William A. Bates, mix Shingle, Tudor Revival and Colonial Revival styles, and histories of the district point to their high roofs, high gables, towers and wide porches.

That’s beautiful to look at and demanding to roof. Steep pitches need extra fall protection and staging, intersecting gables create long valleys, and towers and dormers add dozens of small flashing details. Even outside Lawrence Park, Bronxville houses tend to have more roof planes and more chimneys than a typical suburban colonial, and tight streets limit where a dumpster can go.

Details That Make or Break an Old Roof

On older Bronxville houses we usually find plank sheathing instead of plywood, chimney flashing that has been tarred over several times, and valleys that were never lined properly. All of it gets fixed before the new roof goes down. We use ice barrier in every valley and along the eaves, synthetic underlayment over the rest of the deck, new drip edge, and step and counter flashing cut to fit each chimney and dormer.

Where a house has decorative ridge details, half-timbered gables or copper elements, we photograph and protect them first, and we tell you honestly if a detail needs a specialist. The photo shows a roof deck exposed on one of our own replacements, which is the moment we check every board.

Bronxville Roofing FAQs

Which permit does a Bronxville roof replacement need?

The Village lists a Roof / Siding Installation Permit for installing or replacing a roof. Applications go to the Building Department at Village Hall, 200 Pondfield Road (914-337-7338), and review takes about three weeks.

Why does the Village inspect before the permit?

Bronxville does a pre-permit inspection on roof and siding jobs, so the inspector sees the existing conditions before work starts. We meet the inspector at the house when we can.

Can the crew work on Saturday?

No. The Village allows construction from 8 a.m. to 6 p.m., Monday through Friday, with no work on weekends or holidays. We build the schedule, and any weather delays, around those days.

Can you work on a Lawrence Park house?

Yes. Lawrence Park is a national historic district with steep gables, towers and Shingle-style roofs. We match the existing roofline and detailing and photograph everything before tear-off.

What warranty comes with the roof?

Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
