Walter Law's Village, Several Eras of Houses
Briarcliff Manor grew out of Walter W. Law’s Briarcliff Farms and incorporated as a village in 1902. Its homes span more than a century: early houses near the old village center, river estates around Scarborough, and a postwar veterans’ housing area that was completed in 1952. Each era brings different framing, wiring and plumbing behind the kitchen walls.
| House era | What we usually find in the kitchen |
|---|---|
| Early 1900s | Plaster walls, a separate pantry, older plumbing stacks |
| 1950s postwar | Compact layout, small electrical service, room to open a wall |
| Later decades | Builder-grade cabinets, easier layout changes |
That table reflects common conditions, not a promise about your house. We confirm what’s there at the first visit.

Filing Under Chapter 90
Briarcliff Manor’s Building Code, chapter 90, lays out the process. Section 90-12 sets what the application contains, section 90-15 covers inspections, and section 90-16 sets the 12-month lapse and 18-month expiration. We prepare the three sets of construction documents and file a copy of our Westchester County HIC #WC-38383-H24 with them.
During construction we call in each inspection with the notice the Village asks for. The kitchen in the photo is a Guardian remodel with white raised-panel cabinets and a dark island.
One Manager, Licensed Trades
Guardian is a family business that has been remodeling since 1980. Cabinets and carpentry are our crew’s work. Plumbing, electrical and other specialty trades are done by licensed subcontractors, supervised by a Guardian project manager who is your single point of contact.

Briarcliff Manor Kitchen Remodeling FAQs
What does Briarcliff Manor need with a building permit application?
Village Code chapter 90, section 90-12, lists the contents: the tax map number, three sets of construction documents, and a survey and plot plan where the work calls for them. Work started without a permit carries an additional fee.
How long is the permit good for?
Section 90-16 sets a 12-month lapse and an 18-month expiration for building permits. We schedule kitchens well inside those limits.
Who does the inspections?
The Village’s Building & Engineering Department at 1111 Pleasantville Road (914-944-2770). That office also takes the electrical and plumbing permits for the job.
My house is in the part of Briarcliff that's in the Town of Ossining. Does that matter?
Not for the permit. The Village spans the Towns of Mount Pleasant and Ossining, but its own Building Department handles everything inside the Village line.
What warranty comes with the kitchen?
One year on Guardian’s workmanship, in writing, plus manufacturer warranties on cabinets, counters and appliances.
