Ardsley Baths: What Changes With the Building
| Your home | What it means for the bath |
|---|---|
| House from the 1880s–1920s boom | Plaster walls, older drains, often a single bath upstairs |
| Postwar house | Small bath, simple framing, easier to add a second bath |
| Condo or apartment | Board rules, shared risers, sprinkler plans if the building has them |
Ardsley grew with the Putnam Railroad and the New Croton Aqueduct in the 1880s, incorporated in 1896 and changed again when the Thruway came through in the late 1950s. That mix of eras is why we never price a bath before seeing it.

A Shower Built to Last
Most of our Ardsley bath calls are about the shower: a leaking tub surround, a cracked pan, or a wish to replace a tub with a walk-in. We take the shower down to the framing, check the subfloor and drain, and build a new pan with a waterproof membrane that’s flood-tested before tile.
The bath in the photo is a Guardian remodel with a gray tile shower, a tub and a dark vanity.

Ardsley Bathroom Remodeling FAQs
Does Ardsley require plans for a bathroom remodel?
The Village’s procedure sheet asks for three sets of plans with an application, including floor plans and drawings that show mechanical, electrical and plumbing work. A bath that moves the toilet or shower needs that plumbing layout on paper.
Will a bathroom go to the Board of Architectural Review?
The procedure sheet exempts interior alterations from BAR approval. A new exhaust vent or opening on the front of the house could change that, so we route vents to the sides or rear when we can.
My condo building has sprinklers. Does that matter?
Yes. Ardsley requires fire sprinkler plans for alterations to buildings that already have a sprinkler system, so a bath with a sprinkler head in the ceiling needs a sprinkler contractor’s plan.
When can I reach the Building Department?
Village Hall, 507 Ashford Avenue, Monday through Friday, 9:00 a.m. to 4:00 p.m. The Building Department’s direct line is 914-693-6961.
What warranty comes with the work?
One year on Guardian’s workmanship, in writing. Manufacturer warranties on fixtures, vanity and glass are passed to you.
