Bathroom Remodeling in Kent, NY
Westchester & Putnam Bathroom Remodeling Service Serving Kent
Bathroom remodels for Kent homes around the lakes and along Route 52 and Route 301, handled start to finish by one Guardian project manager.
First, What the Town Has on File
Many Kent houses have been added onto over the years, and not every bathroom went in with a permit. Kent has required building permits since 1960 and closes them with a Certificate of Occupancy or Completion, and the Building Department posts a guide to pre-existing dates. Before we design, we look at what’s recorded so the new bathroom closes out cleanly.
It’s a small step that can save a lot of trouble when you sell or refinance.

Modern Baths for Kent Homes
The bathroom pictured is a Guardian remodel with a black tile wall, fluted wood-look shower tile and an oak vanity. Darker tile and warm wood suit the wooded lots around the Kent Lakes, and large-format tile means fewer grout lines to clean.
We replace old supply and drain lines while the walls are open, add a properly vented exhaust fan and set a waterproof membrane behind every tiled shower.

Tile and Fixtures That Hold Up
Hard water, common with private wells, leaves spots on glass and fixtures. We often suggest matte black or brushed finishes that hide water marks, a fixed glass panel instead of a sliding door, and large porcelain tiles with stain-resistant grout. Small choices like these keep a new bathroom looking new longer.
Kent Bathroom FAQs
Was my existing bathroom ever permitted?
Kent has required building permits since 1960, and permits are closed with a Certificate of Occupancy or Completion. If a previous owner added a bathroom without one, we’ll find out from the Town file and plan to bring it up to date.
Does adding a bedroom with the new bath need extra approval?
Yes. Kent says an additional bedroom needs Putnam County Board of Health approval (845-808-1390) before the Town can issue the permit.
Can I install the vanity light myself?
No. In Kent, homeowners may not do their own electrical, HVAC or gas work. Electrical permits are issued through Putnam County Consumer Affairs.
How long will the permit take?
The Town asks for 14 to 21 days. Projects over $20,000 also need plans stamped by a licensed architect or engineer.
What warranty comes with the bathroom?
One year on Guardian’s workmanship, in writing, plus manufacturers’ warranties.
