General Contractor in North Salem, NY
Westchester General Contracting Service Serving North Salem
Additions, renovations, kitchens, baths and exterior work across North Salem’s hamlets, with one Guardian project manager from permit to final inspection.
What a General Contractor Is, by Law
North Salem’s Building Department explains it clearly: the general contractor is the entity that pays the subcontractors, and that entity must carry workers’ compensation insurance under State law. If you hire trades separately and pay them yourself, that responsibility can fall on you.
Hiring Guardian as your general contractor puts it on us. We carry the insurance, pay and supervise our licensed subcontractors, and give you one written scope and one point of contact.

Country Lots, Bigger Projects
North Salem is a rural town of horse farms, stone walls and reservoirs, including the Titicus Reservoir, completed in 1893. Its hamlets are Croton Falls, Purdys, Salem Center and Peach Lake. Large lots and older farmhouses lead to additions, barns turned into living space, and full renovations.
The two-story framing on a new foundation in this photo is Guardian construction work.

North Salem General Contractor FAQs
What does the Town mean by 'general contractor'?
The North Salem Building Department’s FAQ puts it plainly: by New York State definition, the general contractor is the entity that pays the subcontractors, and the general contractor is required by State law to carry workers’ compensation insurance. Guardian carries it.
Do the plumber and electrician pull their own permits?
Yes. In North Salem the plumber and electrician take out their own permits. We coordinate them with the building permit.
What if older work on my house was never permitted?
The Town treats work done without a permit seriously: the fee can triple, up to $1,500, and legalizing past work carries a $1,500 fee on top of permit fees, according to the Building Department. We can help you assess what needs attention.
Can I remove trees for an addition?
Check first. North Salem has a tree law (Chapter 189), and removing trees may need a permit.
Who handles fire safety questions on a renovation?
In North Salem the Building Inspector also serves as the Fire Inspector, so smoke and carbon monoxide alarms and other fire-safety items are part of the same inspections.
