Home Additions in North Salem, NY

Westchester Home Addition Service Serving North Salem

More room for country homes in Croton Falls, Purdys, Salem Center and Peach Lake, built by Guardian with permits handled start to finish.

Space for Country Living

North Salem is the northeast corner of Westchester, a town of horse farms, stone walls and the Titicus Reservoir, built in 1893. Its hamlets include Croton Falls, Purdys, Salem Center and Peach Lake, and Town Hall is in the historic De Lancey house.

Larger lots give North Salem homeowners room to grow, and we build everything from in-law suites and primary-bedroom wings to bigger kitchens and mudrooms off the barn side of the house.

See an Addition Going Up

This drone shot shows a two-story Guardian project under construction. We manage the work from excavation to the final walk-through, including roofing and siding that match the existing house.

Ideas North Salem owners often ask about:

  • A first-floor bedroom suite for aging in place
  • A family room with a vaulted ceiling
  • A mudroom and laundry room by the garage
  • A second story over an existing ranch

Septic, Wells and Planning

Many North Salem homes have private wells and septic systems. New York sizes septic tanks by the number of bedrooms, so a bedroom addition may call for a septic review. We check this at the start, before you pay for detailed drawings.

Applications go to the Building Department at 274 Titicus Road (914-669-5952). Guardian has worked in construction since 1980 and holds Westchester County HIC #WC-38383-H24. A Guardian project manager supervises every trade, and our workmanship carries a one-year written warranty. Financing available.

Matching an Older Farmhouse

Many North Salem homes are older farmhouses or have been added onto before. A new addition looks right when the roof pitch, eave depth, siding exposure and window proportions match the original. We measure those details first and carry them into the drawings, so the addition reads as part of the house rather than something bolted on.

Inside, we work out floor heights so the old and new rooms meet without awkward steps wherever possible.

North Salem Addition FAQs

Is a permit required for an addition in North Salem?

Yes. The Town’s building FAQ lists additions among the projects that need a building permit, along with structural alterations inside or outside the house.

What if an addition was built without a permit?

North Salem charges a penalty of three times the permit fee, up to $1,500, for work without a permit, and legalizing work after the fact carries its own $1,500 fee plus permit fees. If you are buying or selling, it is worth checking.

How are plumbing and electrical permits handled?

The plumber takes out the plumbing permit, which Town building inspectors inspect. The electrician takes out the electrical permit, inspected by an approved third-party agency. Our licensed subcontractors handle both.

Does the Town check contractor licenses?

Yes. North Salem confirms each contractor holds a current Westchester County license before issuing a permit. Ours is Westchester County HIC #WC-38383-H24.
