Basement Finishing in Putnam Valley, NY

Westchester & Putnam Basement Finishing Service Serving Putnam Valley

Lower-level living space for homes around Lake Oscawana, Roaring Brook Lake and the rest of the Town of Lakes, filed complete with Putnam Valley.

Basements in the Town of Lakes

Putnam Valley was incorporated in 1839 as Quincy and renamed the following year. It calls itself the Town of Lakes, and much of it is wooded hills around Lake Oscawana, Roaring Brook Lake and other lakes, next to Fahnestock State Park. Many homes are on wells and septic, and some began as lake cottages.

Basements here range from full-height poured foundations to low, rocky spaces. The first step is finding out which you have and whether water ever comes in.

A Real Guardian Basement

This finished basement is a Guardian project, with marble-look tile, dark walls with white wainscoting and a built-in TV wall with an electric fireplace. Tile and solid surfaces are a practical choice in a lake-area basement where humidity can be high.

We pair finishes like these with a dehumidification plan and good drainage outside before any walls close in.

Putnam Valley Basement Finishing FAQs

What does the Request for Bedroom Count form have to do with a basement?

Putnam Valley’s Building and Zoning Department uses a Request for Bedroom Count form, and the bedroom count matters for septic sizing. If a finished basement could add a bedroom, the count is part of the review, so we sort that out first.

When can applications be dropped off?

Putnam Valley accepts applications weekdays from 10 to 3 at Town Hall, 265 Oscawana Lake Road, and does not accept incomplete applications. We assemble the full package before going in.

Which code will apply?

Plans prepared by a design professional on or after January 1, 2026 must meet the 2025 New York State codes.

Our house is near a lake or wetland. Is that a problem for a basement?

Interior work usually is not affected, but new egress wells, drainage or exterior changes may raise wetland questions. The Town has a wetlands screening form for that, and we check before design.
