Basement Finishing in Kent, NY
Westchester & Putnam Basement Finishing Service Serving Kent
Finished lower levels for homes around Lake Carmel and the Kent lakes, with Town of Kent permits and licensed trades handled by Guardian.
Lakes, Reservoirs and Older Basements
Kent is the Putnam County town where Sybil Ludington made her famous 1777 ride, and today it is a mix of lake communities, wooded hills and New York City watershed land around its reservoirs. Lake Carmel and the other lake neighborhoods include many smaller homes built over a long span of years.
Kent has required building permits since 1960, so some older basements were finished without one. When you plan new work, we look at what is already there and how it was documented.

Living Space, Not Just Storage
This room is from a Guardian project, with a paneled accent wall, wide-plank flooring and sliding doors to the backyard. Kent homes on sloped lots sometimes have walkout lower levels where this kind of bright, finished room is possible.
Where the basement is fully below grade, we plan lighting, egress and moisture control to make the space comfortable.

Kent Basement Finishing FAQs
Does Kent require a permit to finish a basement?
Yes. The Town of Kent has a Basement Conversions page and requires a building permit to finish a basement. Plans must state the current New York State code and year, and two sets are filed: one hard copy and one PDF on a USB drive, with a survey.
Can I do the electrical myself to save money?
No. Kent does not allow homeowners to do their own electrical, HVAC or gas work. Electrical permits go through Putnam County Consumer Affairs (845-808-1617). We use licensed, insured electricians for that part of the job.
How long does the permit take?
The Town lists 14 to 21 days for permits. Projects within 100 feet of a wetland, with more than 5,000 square feet of disturbance or more than 100 cubic yards of fill need Planning Board approval first, but most interior basements don’t.
Can we add a bedroom downstairs?
Any additional bedroom needs Putnam County Board of Health approval (845-808-1390), because septic systems are sized by bedroom count. We plan for that review if a bedroom is part of the plan.
