Whole-Home Remodeling in Cold Spring, NY

Westchester & Putnam Whole-Home Remodeling Service Serving Cold Spring

Complete renovations of Village houses near Main Street and the Hudson, with Cold Spring permits and Historic District Review Board steps coordinated when exteriors change.

Renovating Inside a Historic Village

Cold Spring’s Main Street, waterfront and Foundry-era street grid give the Village a character that the Historic District Review Board is charged with protecting. Whole-house renovations here often mean opening a cramped interior, updating kitchens and baths and refreshing systems — while keeping the street elevation respectful of the Design Standards.

Philipstown’s building inspectors have covered Cold Spring since 2017, but the permit itself is still a Village of Cold Spring document filed at Village Hall.

Kitchens That Fit Older Footprints

This kitchen is a Guardian project, with white raised-panel cabinets and a dark island. In a Cold Spring house, the kitchen often sits in a room that was never meant for modern appliances, so the renovation has to respect bearing walls, chimney masses and the limited footprint.

We draw the full floor plan early so stamped drawings, any HDRB exterior samples and the Village permit package all describe the same project.

Layers of Review in Cold Spring

Building Inspector

Building permit, inspections and Certificate of Occupancy.

HDRB

Certificate of Appropriateness for exterior changes in the Historic District.

Planning Board

Referral when Village Code requires planning review; meets first Wednesday at Village Hall.

Zoning Board

Appeals and variances when the project does not meet zoning; applicants notify neighbors by certified mail for the public hearing.

How We Keep the Schedule Honest

  • Confirm whether the property is inside the local or national Historic District before design.
  • Separate interior scope from any exterior work that needs a CoA.
  • Prepare stamped drawings and the contractor license list the Village requires.
  • File at 85 Main Street, post the permit and finish within the two-year completion window.
  • Coordinate dumpster placement so street permits are in hand if the carting company must use the curb.

Cold Spring Whole-Home Remodeling FAQs

Who reviews a whole-house renovation in the Village?

The Village of Cold Spring Building Department at 85 Main Street. Applications go through the Village Clerk. The Building Inspector may approve the package or refer it to the Planning Board, Zoning Board of Appeals or Historic District Review Board when Village Code requires those reviews.

When do we need a Certificate of Appropriateness?

When the house is in the local or national Historic District and the renovation changes exterior architectural features — windows as openings are reviewed for appearance, roofing materials visible from the street, siding, porches and similar work. Interior-only scope stays with the Building Inspector. The HDRB meets at Village Hall; applicants should attend.

What drawings does the Village expect?

Two complete copies of plans stamped and signed by a New York State PE or licensed architect, plus workers’ compensation proof and a list of contractors with Putnam County license numbers once the Inspector advances the application.

Does a street dumpster need its own permit?

Yes. A dumpster on private property does not need a Village dumpster permit, but one placed on a Village street requires a Dumpster Permit and a certificate of insurance from the carting company naming the Village of Cold Spring as an additional insured.
