Bathroom Remodeling in Cold Spring, NY
Westchester & Putnam Bathroom Remodeling Service Serving Cold Spring
Careful bathroom work for Cold Spring’s 19th-century Village houses and newer homes alike. Philipstown permits, stretch-code compliance and licensed trades.
Bathrooms in a Historic Village
Cold Spring’s first permanent settler, Merrick Williams, arrived in 1730, but most of the Village took shape in the 1800s, when the West Point Foundry drew workers to the river. Many of their houses survive in the Cold Spring Historic District. Indoor bathrooms came to these houses later, and they show it: a bath shoehorned into a former bedroom, pipes run through closets, floors that slope toward the street.
Village Hall is at 85 Main Street, while building permits and inspections are handled by the Town of Philipstown.

A Powder Room That Belongs
The powder room in the photo is a Guardian remodel with black wainscot paneled walls, a pedestal sink and gold accents. Paneling and a pedestal sink are a natural fit for a 19th-century house, and they work in a tight space where a vanity won’t.
Adding a half bath on the first floor is one of the best upgrades for a Village house that has only one bathroom upstairs.
How We Approach Old Village Baths
Level the floor first
Tile cracks on a sagging floor, so we fix the framing before tiling.
Ventilate properly
A quiet exhaust fan, ducted to the outside on the least visible side.
Meet the stretch code
Philipstown uses NYStretch for insulation in opened exterior walls.
Keep the character
Trim, doors and finishes chosen to suit the house.
Licensed and Insured
Guardian has remodeled homes since 1980 and holds Putnam County HIC #52594 (Westchester County HIC #WC-38383-H24 in Westchester). Plumbing and electrical go to licensed, insured subcontractors with Putnam County licenses, supervised by a Guardian project manager. Financing available.

Working on a Tight Village Lot
Most Village houses sit close to their neighbors and the street. We keep a tidy site, carry materials in by hand when there’s no driveway and set work hours that respect the people next door. Dust barriers, floor protection and daily cleanup are standard on every job.
Cold Spring Bathroom FAQs
Does a bathroom remodel in the historic district need Review Board approval?
Not for the interior. The Historic District Review Board deals with exterior changes to buildings in the district. If a new exhaust vent or plumbing vent would show on the outside, we check whether a Certificate of Appropriateness is needed.
Who issues the building permit in Cold Spring?
The Philipstown Building Department at 2 Cedar Street (845-265-5202), which has provided building services to the Village since 2017.
Can you add a powder room to our house?
Often, yes. Under a staircase or in a back hall is common in older Village houses. The key questions are where the drain can run and whether the floor framing can be notched safely.
What if it's our only bathroom?
We plan the schedule so the house is without a working toilet for as short a time as possible, and Philipstown’s application guidelines already expect a portable toilet on site for the crew.
What's the warranty?
One year on Guardian’s workmanship, in writing, plus manufacturers’ warranties on fixtures and finishes.
