Kitchen Remodeling in Nelsonville, NY
Kitchen remodels for Nelsonville’s older village homes, with the Village and Philipstown permit steps handled by Guardian.
A Small Village with Old Houses
Nelsonville covers about one square mile just up the hill from Cold Spring, with Bull Hill (Mount Taurus) rising to the north. It was incorporated in 1855 and grew alongside the West Point Foundry. The 2020 census counted 624 residents.
A lot of the village’s houses date to the 1800s. The Hustis House on Main Street has been on the National Register of Historic Places since 1982. Kitchens in homes like these were often added or moved decades after the house was built, so a remodel usually starts with figuring out what is really in the walls.
The Permit Path, Step by Step
| Step | Who | What happens |
|---|---|---|

| 3 | Philipstown Building Dept. | Reviews plans and issues the permit |
| 4 | Philipstown inspector | Inspects rough plumbing, electrical and framing, then final |
| 5 | Philipstown | Issues the certificate of compliance |
Philipstown’s Building Department is at 2 Cedar Street in Cold Spring (845-265-5202).

What We Bring to the Job
Guardian has remodeled homes since 1980 and holds Putnam County HIC #52594. Our licensed, insured plumbers and electricians work under a Guardian project manager, and we provide every certificate and license copy the Village asks for.
The kitchen pictured is our work: white raised-panel cabinets, crown molding and a stone-look backsplash, a look that suits an older home. More on our kitchen remodeling page. Financing available.
What Old Walls Hide
Kitchens in 19th-century houses rarely have a square corner. Plaster walls may sit on wood lath, floors slope, and the wiring can be a mix of eras. We plan for that by checking framing and wiring before ordering cabinets, scribing cabinets and counters to uneven walls, and replacing outdated wiring with new circuits run by a licensed electrician.
Nelsonville Kitchen FAQs
Where do I apply for a kitchen permit in Nelsonville?
At the Village. Nelsonville still receives the application, plans and fees, checks that the package is complete and forwards it to the Town of Philipstown, whose Building Department has handled plan review, inspections and certificates for the village since July 2023.
What goes in the application?
The Village form asks for two sets of plans, a site plan (hand drawn for minor work, stamped by a design professional for major work), workers’ comp and liability certificates naming the Village, and a copy of the Putnam County license for every trade. Incomplete applications are not processed.
How are Nelsonville permit fees figured?
Under the schedule updated December 16, 2024, residential interior work is charged per $1,000 of construction cost, plumbing and gas permits have their own fees, and a certificate fee is due when the permit is issued. We include the fees in your estimate.
Is Philipstown's energy code different?
Philipstown has adopted the NYStretch energy code, so expect insulation and lighting requirements to be checked on remodels that open up exterior walls.
Can you keep the old character of our house?
Yes. We can keep original trim, match moldings and choose cabinet styles that fit an older home.
